400m2 if it's a square plot will give you 20mx20m, should be enough for a small 3 bed house and garden.

I would say ... unless you want to eventually be on top of your neighbors building in the center of 1 rai would be best (leaving a buffer for the future!)

Agreed, we're building in the centre of 1.5 Rai (wifey want a large garden).

Don't know where our OP wants to build (village / country / moo bahn), Thais do tend to squeeze the largest house possible into the available space, 'garden, what garden'.

Thanks fo all of your replies so far.....

Basically my wife and I are looking at a piece of land 2 nghan in size (20 x 40 mtrs). We intend to build our two stoey house at the rear of the site coveing a land aea of approx 20 x 10 to 15 mtrs. The remaining land area at the front of the house, approx 1.2 ngharn we intend to build a garage/car port fo two cars plus a small driveway and small garden.

I am calculating that this should be enough.

Any advice would most definately be appreciated.

again ... personally I think you need to double that size. In the future your house, sitting on the back of your land, could be right next to a bar ... a motorcycle repair shop ... or just obnoxious noisy neighbors with 15 roosters crowing everyday from an hour before sunrise!
