7,500 bath per sq metre is what I understand it costs to build a house in non-tourist areas, with the land costing around 600,000 baht for a decent size plot .5 to 1 rai (800 to 1600 sq metres).

For a 400 sq metre house it would cost all in 4,000,000 baht allowing for extras, to purchase the land and build the house

I don't know why I would want to pay someone 10,000,000 to 15,000,000 for the same already built ??

That price of 7,500 baht/m2 is if you hire labor only, buy all the materials including lots of aspirin and babysit the entire process.

Well it all depends - I very much doubt you are comparing like with like.

I have just completed building a house in Suk. 24. The land cost Bt90k per. sq. wah (4sqm). The build cost including interior and fixtures and fittings was about Bt40k/sqm. Total price around Bt40m. Would it have been cheaper to buy off a developer? Probably not.

I dont know what sort of build you expect for Bt7,500 per sqm or what sort of land you expect to pick up for Bt1,500 per sq. wah but I seriously doubt you will end up with a Bt10-15m house at the end.

10m to 15m bt is a bit over the to for a self build i would say in the uk build cost is around 150 to 200 pounds per m2 finish build cost so i know buy just looking in a shop stuff is a lot cheeper here and i mean a lot so sounds like the Thai contractor has come out on top here

Interesting, there is a significant difference in the price of land between Bangkok and in smaller town areas for example Petchaburn or Chaing Mai.
