Chanott tidin :True title deeds, accurately surveyed and pegged, and plotted in relation to a national survey grid, and marked by unique numbered marker posts set into the ground. Issued by the local provincial office of the Thai Land Department.

Nor Sor Sam :N.S.3 In the strictest interpretation “land exploration testimonial deeds.” For all practical purposes they are land title deeds (issued and maintained by the District Land Office) inasmuch as clear records of ownership are maintained and they may be sold, leased, mortgaged, etc. Requirement of 30 days public notice be given before any change of status of the land can be registered. Generally less accurately surveyed than the Chanott titles. Now increasingly rare, the boundries are only recorded in relation to the neighboring plots and survey errors in length of boundary (or area) of as much as 20% are not unusual.

Nor Sor Sam Kor :More recently issued than N.S.3., above definition applies except the 30 notice. Much more accurately surveyed than the NS3 with each plot cross-referenced to a master survey of the area and a corresponding aerial photograph. Natural advice is to have neighbors confirm clearly staked (by seller) boundaries before purchase. This and Chanott are the only titles over which regist-erable rights of ownership or lease can exist.

Sor Kor Nung S.K.1: A notification form of possessed land. There is a certificate to show the right to the land. This maintains existing rights. Notification of Sor. Kor 1; on December 1st 1954, the government advised all land proprietors to notify such possession to the government as per form Sor. Kor 1. After it was proven that such a proprietor had possessed the land legally and used the benefit of the land,

then the government would issue Nor. Sor 3 or Nor. Sor. 3 Gor as evidence.

Nor. Sor 3 and Nor. Sor. 3 Gor: are legal certificates provided that any name shown on the title is a person who has the right to the land (according to the principle law). This right will be recognized by the law and can be used as evidence in any dispute with an ordinary person or the government.

Tor Bor Tor Hoc,T.B.T.6,Tor Bor Tor Ha, T.B.T.5: Essentially forms of squatters or settlers claim that has been filed with the district office and upon which a small fee has been paid. Not possible to register a sale or lease over these land rights, nor will bank accept as collateral. Can NOT obtain approval to build on such land.

Sor Bor Kor: Recently issued with much controversy. True title deeds, accurately surveyed and pegged. May be mortgaged, planning permission for development may be sought and granted. May NOT be sold or transferred (except under last will and testament). Rumored to be able to upgrade quickly in the future to Chanott.
