Dear Moderator,

My name is Rob Astbury, Sales Manager for Pattaya Properties Co, Ltd and

Siam Best Enterprises Co. Ltd, developers of Ocean 1 Tower.

Recently a member of your forum stated that the Chairman of Siam Best

Enterprises Co., Ltd, Bruno ######, was taken into police custody in Bangkok

on charges of fraud. This malicious statement is completely wrong, and we

appreciate your invitation to refute and correct what had been stated and

published as fact.

The particular thread also contained other allegations that have no

foundation what so ever. The fact is our company, and Bruno ######, are in

no way associated with the company known as View Talay Condominiums 1999

Co., Ltd. or their developments known as View Talay Condominiums Buildings

5, 6 and 7, that latter which we understand is presently the subject of

legal action and dispute.

There are fourteen developments is Pattaya using the name 'View Talay'. Our

company is only associated with two, View Talay Villas residential estate,

and View Talay Residence Buildings 1, 2, 3, 4, 5 & 6, all seven level, high

quality boutique condominiums. We concede the mass use of the name 'View

Talay' has been confusing, and that is why we chose not to use 'View Talay'

in naming our latest projects, Majestic Residence beachside residential

estate, and Ocean 1 Tower.

From experience I have found that forums like Thai-Visa allow members to

discuss and debate a wide range of matters that are of public interest.

Occasionally members make posts containing information that is wrong, but

usually, given time, the correct information is posted by other members. I

have also learned from experience it is best to let posts take their course

and not to respond to matters relating to our business because, no matter

what I say, any response is usually flamed by a few, and often the same

people.

There has been much discussion about the delay in the commencement of

construction for our project Ocean 1 Tower. The truth is, the only approval

we have been waiting on is from the EIA, Thailand's environmental committee.

While the delay in obtaining final written approval has been frustrating, it

has meant the EIA has thoroughly carried out their responsibilities. Many

questions from the EIA and the general public have been asked, and all

answer by the architects, engineers and the builders who we have contracted

for Ocean 1 Tower. For those interested in these questions and the answers a

copy is available from our Jomtien Beach office.

As this thorough process is being finalized our company is now moving

equipment on site so construction can commence as soon as formal approval is

received from the EIA, and the building permit is stamped.

It is also a fact that deposits have been made for 22% of the condos, on the

basis that if the project did not commence the deposits would be repaid in

full.

Finally, I would like to say have I fond memories of Pattaya when I first

came here 31 years ago, and in some ways I wish it was still the same. But

that is not our business, and no one can prevent progress. However, we can

control the quality and standards of future developments. This is the

responsibility of the developers, committees such as the EIA, and forums

like Thai Visa where the public have an opportunity to ask questions and

debate the merits of property developments and other issues.

Thank you again for the invitation to correct the false statement, and also

elaborate on other matters that may be of interest to your members.

Rob Astbury
