I'm looking into selling my condo in CM. 

Can anyone recommend an agent or agency. 

What's the typical fee they charge? 2 - 3%

I believe Chinese account for up to 50% of purchases over the past few years, so an agent that deals with them would be good.

Sorry, no info about an agent, but a little general advice.

From my experience buying in Bangkok, I was surprised how many owners don't even try to present their property in the best possible light. Often, they are dirty, damaged furniture, etc.

It should be obvious, but I suggest make sure your property looks good and smells good (coffee ground helps). That will make your property already better than many others which people looked at.

 

Usually, condos can be advertised through the management on site. It then all depends on the price set by the vendor.

 

From the experience of a friend, real estate agents in Thailand are fairly useless. Look for one that speaks very good English.

I couldn't agree more! I looked at a lot of older condos and that was a common theme, including mine. Of course I renovated it, nice furniture etc. 

Even renting here, it's crazy the amount of condos stuck in the 80s/90s!

In principle I agree with you. But it seems there are often problems with the management.

With some managements they are not allowed to give out any information about what is available.

With some managements they give out information, but very selective.

When I bought my condo I receive the information that this condo is available from the condominium manager. She introduced me to the owner, that took about a minute.

Later the owner who sold it to me told me he has to pay 3% commission to the agent = condominium manager. She received her salary as the manager and then cash in private commission from the owner.

I asked him why he pays the manager who works anyhow in that place. And he told me otherwise she would not mention his condo is for sale. And exactly that is what I found out about another condo in the same building. It was for sale and the management knew about that. But somehow, they forgot to mention this condo because the owner didn't want to give the management of the building any money to tell people that this is for sale.

 

So, getting back to this thread. If you want that the condo management tells people that your place is for sale, then expect to pay them commission for that. 

 

     Thailand has no MLS--Multiple Listing Service.  You want maximum exposure so you need to email all the agencies in CM that you can find on the internet, starting with the biggest and the ones nearest your property.  Email them with good photos and good description and ask them to list your property.  I'm in Pattaya so I can offer no help with any CM agencies to use.  The last house I sold in Pattaya, this summer, I listed it with about 40 agencies and it sold in a three months.   You can certainly also list it yourself on websites like Facebook, Craigslist,  condo bulletin board, with condo office staff, etc. 

     Having sold 20some properties in Thailand since 2010, both condos and houses, and mostly with the help of an agency, I would suggest offering a 5% commission in your email.  This can always be negotiated depending on what offers you get but it's good to start with 5%.  The objective is to get the agencies to both list your property and bring clients to see it and, hopefully, buy it. 

     My reasoning, as told to me by an agent years ago.  If you are an agent with a client, will you take the client to the seller offering 2% or 3% commission on his condo for sale or the one offering 5%?   I know posters will say don't pay more than 2 or 3% commission and others will say realtors are worthless, but, again, the objective is to get the property sold quickly, not sit for years.  This is what has worked for me, with those 20some properties mostly selling quickly, even during the covid years, when we sold both a house and two condos.  Good luck with your sale.

Commissions in Pattaya seem to be 5% which i think is outrageous. What do they do to earn the money, just list a property on their web site? In the UK it used to be 1-2%.

     The good agents I use do far more than that.  And, they do it knowing it's likely another agent might sell the property before they do, with all their work for nothing.  I'm happy to pay 5% to an agent that brings me a buyer that buys my property.  My objective is always to get the property sold quickly at a price I am happy with.  Spouse and I have sold some properties on our own but the majority were sold due to the hard work of agents.
