Kipipost - Kep West

Kep’s sleepy coastline is poised for a dramatic reinvention. On Monday, developers behind Kep West announced the launch of Kep Exhibition Plaza (K.E.P.), a luxury mixed-use project designed to transform the Cambodian seaside town into Southeast Asia’s next cultural and ecological hotspot.

At the heart of the development are two flagship venues: The Lighthouse, a sleek new landmark offering restaurants, concept stores and event spaces; and The Beach Club, a vibrant beachfront hub complete with bar, infinity pool and the Royal Cambodia Yacht Club. Construction begins in 2026, with openings slated for the 2027–2028 season.

“This marks a new era for Kep,” said Jef Moons, owner of Kep West, speaking at Raffles Hotel Le Royal. “We’re blending architecture, community and culture to honour Kep’s heritage while shaping its future.”

The initiative goes beyond luxury. Art for Kep, a cornerstone of the master plan, aims to position the town as a regenerative cultural landscape. Led by Knai Bang Chatt, the programme brings together artists, scientists and conservationists through residencies, exhibitions and collaborative projects.

The 2025–2026 season will host up to three artists monthly, paving the way for an ambitious Ocean Museum and Underwater Gallery. Designed in partnership with D-Shape and supported by Zaha Hadid Architects, the gallery will feature 3D-printed sculptures that double as coral reefs.

Other future projects include the Mangrove Forest Project, integrating art and environmental education into Kep’s fragile coastal ecosystem.

Letters of Intent have already been signed with Seven Seas Restaurant and E-Mart, with more partnerships expected soon.

As Moons put it, “Kep will stand out for its innovative architecture, rich cultural life and real sense of authenticity.” If realised, the vision could see Kep emerge not just as a beach destination, but as a model for sustainable coastal development in the region.
