December 17, 2025Dec 17 I'm working on an extension of a 90-day non-O that I got outside Thailand. I'm in the process of preparing all the documents and one I'm worried about is the lease agreement. My situation is complex but I will try to be brief. I have been living previously on a marriage visa and living in a house in my wife's name. My wife passed away and we put the house in the name of my wife's daughter. She is registering on the online TM30 portal and I have a yellow book. I never needed to show a lease agreement when I did my marriage visa. Does anyone know if I will need a lease agreement under these circumstances, and if so, can I use a simple template with zero fees to the landlord i.e., my wife's daughter?
December 17, 2025Dec 17 A lease should not be required. Explain the circumstances. Just to be clear... the plan is for you to live in the home going forward. Obtain a TM30 from the daughter and copy of her ID and blue book. Re the lease agreement. If for some crazy reason one was required it would be easy to provide one.

I attach photocopies of my yellow house book and my TM.30-registration when applying for extension of stay.
December 22, 2025Dec 22 Agree with @khunPer and @DrJack54 But, if some uncooperative office demands a lease, just create one with your wife's daughter.
December 23, 2025Dec 23 I would ask at the serving Immigration office. IMO, it would be far easier to establish a lease with your deceased wife's daughter. It can be two (2) leases, one for the property (75%) and one for the furnishings (25%). Choose a reasonable, market-matching rent. The daughter may have to report the income. You may have to provide the daughters' ID/TIN. Make it a three-year lease so you don't have to redo it every year. I found quite a few lease templates, searching here and on the web in general. Ten-minute job at most.
