Bangkok--Need a new roof--advice, please

Sorry to put this in DIY. Definitely not a  job for me!

Roof advice. We’ve patched our 35-year old dark umber cement tile roof with gunk every year at B20k.

Time for a new roof? (Attached house)

Stripping off the old cement tiles and installing new (white, of course) is a big mess and expence.

So I’ve been looking at metal panel roofs to overlay the cement tiles. All are steel, not aluminium.

Some come with insulation up to one-inch. The Bondor panels I see from Australia look like they have 4 inches.

Uninsulated Bluescope Zacs panels aren’t cheap—B80k—but will they do the job. Of course, sellers promise you a whole lot.

Anybody here have any experience at this? Advice, please. TIA!

I would go with the BlueScope rolled steel, insulated or not. Really wouldn't consider anything else. Used for present and last house, no regrets. 6+ yrs in last house and never touched it. Coming up on 4 yrs in present house, and again, nothing to think about.

Take the cement tiles off, as no benefit of keeping, and would make new roof a hassle to put on.

Awesome, LA--thank you! What colour did you pick? Only one house in our mooban picked white to reflect the sun.

We're thinking white or 'banana green' which is also very light.

Off white / cream in present house. Present is thickest insulation, along w/ ceiling insulation, and house is very cool.

We sprayed in foam ceiling insulation 25 years ago and it didn't affect the heat at all. Then we cut a dormer vent and opened up the eaves. No change but it made a terrific nest for the tree shrews!

Are you saying your Bluescope has hard insulation attached?

The trouble with these attached houses is the neighbour's roof because our attics are connected. I suppose we could get it insulated and walled off between the houses. Think that would help?

Bluescope has / had 3 levels of insulation. One very thin, sheet like, useless. 2 harder, and different thichness. Figured if it didn't insulate that well, it would deaden the sound of rain.

Thanks, though I added the surf, as that's actually all pineapple fields behind the house. Surf is actually about 5 kms away.

Sorry, LA. A little slow I am. Which level of insulation did you use or none?

My house in Canada has the Pacific tides washing underneath. It rains 21 feet a year! So I'm pretty used to the sound of rain. Mind you, it's falling on one-inch cedar shakes. Only one leak, around a chimney, since...1974!

We went with the thickest, since roof doesn't get any shade at all. Not that we want any with solar.
