I was wondering if anybody knows the laws regarding renting Condos.

Im and asked for a "security" deposit of more value than actual monthly rent payment. Is this allowed?

For example, rent is 10,000 and they want 13,000 for deposit.

A lot of places ask for a 2 or 3 month deposit. Maybe the extra here is for utilities in case you bail on your last months rent, or any minor damage that needs to be repaired.

you have to decide what is fine for you.

at home, i ask 2 month deposit( and nobody really complain about).

in thailand customary is 2 months deposit, especially for renting without a fixed term contract.

Is it true that here the deposit is seldom returned at end of lease? (I've a 3 month deposit with the landlord and not happy about this expectation.)

it's always a risk that the landlord is a bastard - before moving in it's worth to talk with the previous tenant/other tenants.
