Bkk Residences , Sathorn

Featured Replies

hi , just went and saw this condo complex at sathorn yesterday , design/layout was pretty standard , view from the rooms spectacular though , any one with some info about this condo , esp any negativity ,,,, seriously thinking of getting it ,

See if you can find out the construction details. Some of the 'luxury' condos popping up all over BKK are built quite shoddily.

better check carefully...I believe they are leasehold not freehold.....

also, is that the one which will have a Radisson Hotel imbedded?

Yes they are leashold , the term is 57 years , and yes they have the hotel imbedded in one of the towers , price is quoted at roughly 80000 baht / sq m for a 2 beddie that is 121 sq mts

I would carefully check what entity serves as the landlord (Crown Property Bureau, Royal Privy Purse or some run-of-the-mill private company) and if the lease for 57 years is actually govt registered.....I understand that the general rule is 30 max for registered lease (with contractual promises to renew the lease)......the only exception I've heard of and seen is the Ascott tower on Sathorn for 50 years registered lease....

I personally prefer freehold versus leasehold....
