I am not aware of any companies, reputable or otherwise, that can offer a professional valuation for a house and land in Surin, or indeed, anywhere else in the North-East of Thailand. I think you have to do your own research and come to a conclusion as to whether what is on offer is worth it or not. That said, one of the sponsors to this forum (Isaan Properties) maybe able to help.

As a rough rule of thumb, building development land within the city boundaries of Surin is currently on offer between 7,000 to 13,000 Baht per talang wah (4 square metres) and the basic cost of building privately in Isaan (as reported elsewhere on this forum) is running at around 8,000 Baht per square metre. This cost does not include luxury bathrooms or fitted, western-style, kitchens - if any kitchen at all. Therefore, a typical and basic 100 square metre house, sitting on a plot of 100 talang wah (400 square metres) could be worth between 1.5 million to 2.1 million Baht, depending on the cost of the land. However, if the build standard is better than average, and it has a luxury bathroom and a fitted, western-style kitchen, you could expect to pay considerably more.

There is one development area in Surin with prices starting at less than 1 million Baht and a couple of new developments with properties starting at 1.89 million Baht and up. There are other developments around the city too. You pays your money and you take your choice! :o

Why not approach the local land registery office and ask the going rate?

The land department will give the assessed value, which can be good or not.

The market value is normally different.

We know some builders around, one in Surin and he might be able to help him, or not.

These companies do exist in Pattaya, Phuket, Hua Hin, evaluation properties, etc. But it's quite

rare, to my knowledge, in Isaan...I will check more.

We will set up a page of builders, architects, swimming pool builders, on isaan-properties,

for all regions and places.

In the next 2 weeks. But these builders normally travel and go go everywhere in Isaan.

I heard about few foreigners also doing this job.

We already have clients who are satisfied with some builders, we will put their names, phones and you will be able to call them directly.
