Investment Visa Renewal (grandfathering)

I have been using my lawyer up until now to renew my investment visa (3m condo), to avoid any problems the first few times of renewing.

Next time I am thinking about doing it myself and is wondering if anyone could tell me what documents are required and what forms should be acquired and filled before applying.

Normally you'll only need the land title deed, house book, and the paper which states how much tax you paid when transferring the condo in your name (which should include the value of the condo at 3 million or higher).

Plus the regular set of copies of everything and passport foto's.

1900 Baht fee should give 30 days under consideration after which you can then collect your full extension and apply for the re-entry permit if you plan to leave Thailand within that year (another 3,800 for a multiple one!).

This is at a provincial immigration office, possibly you get the 1 year straight away if you apply in Bkk...

A guy I knew tried to renew his Investment Visa at Pattaya Immigration last year and they made it impossible for him to do so, even suggesting that he needs to go to Australia for 2 months first and come back after it's expired and apply for the renewal. He's not even Australian and would have no reason to go there.

You may be better off with your lawyer if he's done it successfully for you before.

Up till February this year no problem for a good friend of mine.

At Jomtien immigration.

There was a problem but had nothing to do with the grandfathering of the visa, but rather with the fact that the account (3 million in a Khrung Thai Bank account) had been under the 3 million Baht level for a very brief period.

My friend inquired with two different immigration officials who both confirmed that it would pose no problem later on when extending. It proved to be one of many painful miss-information things Jomtien immigration seems intent on handing out! Got straightened out by a more senior officer though, so the extension did come through...
