what is left after the tenant has left is for you. You can sell it or throw away.

what if you lock them out for non payment of rent. is there a time scale , or can i sell to retreav my rent money.

when the tenats turns back, first has to pay due money and than you give him money from the sale (have in invoices, even hand written, with the name, address and phone number of the buyer) minus 10% for your hassle. Otherwise you are loosing money on not renting your 2 rooms, which you are using now as a storage rooms.
