My wife and I running an accomodation place we have 5 units and we have no problems at all. So last month one of the units became vacant and we took on another tenant :o a young women.

I did had a bad feeling about her from the beginning ( hearing stories from other people) but we

deceided to give her a go. She was in our unit for about 1 week and we had to call the police, she claimed some one stole her TV( not hers we supplied the TV) is a fully furnished room. The cops came

had a look but of course did nothing at all even so they proved no one broke in to that place. Now she is using our place as a brothel there is ten people there at any time. If we complain she just tells us to f off and the cops say we can not kick her out before the end of this month before the lease expires

Now all our other tenants complain about the noise every day and the wont to move out now.

So we loosing our only income because of that bitch. Is there any other place we can go to for advice

and get this problem sorted out ? ( by the way her husband is a cop some where) I do really like some

good advice.

Doesn't the lease have conditions that she has to adhere to such as not disturbing the neighbours or using the room as a brothel?

well the lease has many conditions eg paying the rent on time keeping the place clean

replaycing all damaged or missing equipments and so on, well we can not include every thing just like starting a war or some thing like that. I know nobody cares about this but when I come back from my next visa run the place will be wrecked and I spend all I have on that place

Wait 10 days and then kick her out... in the meantime I guess be nice to her?! :o so that hopefully she doesn't trash the place any further.... at this point it's damage control, and you don't want to wage war at the risk of losing other tenants and possibly worse.

tough situation, getting into a war isn't a good solution either.... as my father says whenever I want to beat the snot out of some motorcycle driver etc., "Don't trade camphor for salt." Sorry to hear about your situation.

Behaving in a reasonable way should be a basic one. To me it sounds like you have enough reason to just throw her out. Obviously that isn't necessarily as easy as it sounds...

Thanks for every body to your kind response but as I said I only can kick her out on the beginning of next month but by that time all the other tenants will put in there notice too :o Well I guess I just have start all over again.

isn't this what local goons for hire is all about? once the lease if expired hire some local muscle, wait till she has to go out (or not), remove the door, get her stuff packed, replace door with new locks & post a couple of goons outside for a few days. Offer the good tenents a bit of money off for the bother & problem solved.

Do you know this for a fact ?,or is it just that she told you ?

Maybe keep sending around the cops every time she is making noise .

When she is gone go into her room and pour a gallon or two of water on her mattress, or perhaps urine. That will mess up her business and it is not your fault is she can't controll her blader.

first of all I am not to go in her room without 7 days notice and if I poor water over her mattress

or some thing else this is my mattress I lease that unit furnished.

Where I live if a tenant is no good - its a quick cut off of water and electricity, security guard outside the room 24hrs a day - then they go......

The law of Thailand regarding tenants rights, states that the landlord should acquire a court order for eviction. Over here that can take up to 2 years.

The best you could try is wait until your tenant goes out. Than enter her room, pack all her belongings into cardboard boxes, place them outside the premises. Change the doorlocks and ensure windows are closed and locked if possible.

Do not damage any of her property.

Than stand outside the property and if you have any mates asked them to stand with you. When the tenant returns, make it clear that she is no longer permitted to enter the premises and that she must leave immediately.

Maybe offer her some money if she agrees to leave peacefully and make the tennant sign a note in Thai that she left on her own accord.

The worst she can do is call the police, who may or may not ask you to let her back in.

You have nothing to lose, try it.

Brothel - thats illegal; so it would be breach of contract (written in the contract or not). Personally, I'd wait till she goes out to get some food or whatever, go in, thorw all her personal belongings into some plastic bags, change the locks and refuse to let her back in.

..... and I don't think it would have anything to do with the cops (unless you can get some irrefutable proof of brothel activity). Pretty certain it would be a civil matter (?).

Seems like cutting the electric/water is the best bet.

Then just claim it to be a "Technical Problem" (ie broken pipes and cables) and you'll try to find a technician to work on ASAP. Which would obviously be a lie...but when in Rome..

Even if they try to hire their own technician to "fix" the problem, just don't show up to meet the technician, and have the security guard/receptionist/maid (whoever you have working for you) to instruct the technician that he does not have permission to do any work until he has cleared it with the building owner (you, who never shows up to meet him).

You should be able to keep this up for atleast a couple of weeks, at which time you can then kick them out, at which time they will have hopefully left of their own accord.

Hah! Husband is a cop, and I've never heard that one before. Every Thai I have ever met claims that their father, brother, husband, uncle is a cop. Pay the police to chuck her out.

Ain't that the truth ! Or Mafia !

My friend had the same problem with 12 rooms above a bar he bought some years ago. Though rented out for some 3k a month or so he thought the very basic rooms provided an reasonable income. Then they stopped paying. We just organised some handymen to come round and throw them out but offered their deposits back (if they had paid any) and that month's rent.

With one problem tenant, just chuck her out and change all the security. Read the story in the news section of an apartment owner kicking the woman out after she was fund to be bonking a monk.

In the end you may have to resort to some payment, either to her or the police or to the "goons" and pay for new doors etc. The cheapest option is the best one.

Simple solution we used to do in America before the Landlord Tenant acts started popping up.

Tomorrow morning, go to her apartment and:

1) Take the front door off for repairs.

2) Take the toilet out for repairs.

Amazing how fast they decide its not the best place to stay.

time is an issue here, so as many have posted cut the power, turn off the water, remove the front door and hire the tourist police or a local cop to end the deal that day. she will leave the keep the security on alert for a few weeks but you will be rid of her quickly. after this change your rental agreement to limit number of tenants in house, purpose of rental, and noise limits and pets.

Well, if you can't kick her out until the end of the lease, perhaps you should go in when she's out and remove all the furniture, including the bed. When she returns, tell that she must have been right about somebody stealing the TV because it looks like they came back and took everything else. Don't take her stuff, though as you might set yourself up for trouble. Explain that you can't afford to replace the furniture right now, so it she wants to finish her lease time in a shell, it's, "up to you". I see this as killing two birds with one stone -- there's not much in there for her to damage and it might deter her from hanging around any longer. It's pretty tough for her to run her little brothel without a bed, isn't it?

I would advise against any vigilante action of self help.

There are many things you can do. Start filming the going on. +++ Get written statements from the other tenants. +++ Hire the Police interpreter and be generous... I heard the MIB can be really helpful in handling an eviction. Someone might report when there will be those 10 people inside, having an orgy. Good timing will be helpful.

I would also pay the rent for a night at some other place.

Q: with the help of other victims, like tenants, maybe you all can obtain a TRO, a temporary restraining order?

Keep your tenants and use their anger. Give them a break, make them stay.

You do know that this is taking place in Thailand and not Seattle don't you ?

Nice idea but I don't see the need or it being the right way to go.

Very good Ronald. :o Once that toilet loses the S bend...nasty. Some may see this as extreme but I think it is actually a very Thai solution for a person effectively trying to screw the land lord. No direct confrontation or need for thugs, and boundless smiling apologies for the inconvenience.
