Requirements For 12 Month Visa

This is my first time on this page, always don't want to look. abit like the ostrich head in sand trick.

I have been getting a 12 month visa for the past 10 years,always with no trouble.

I'm 70 yo maried to Thai for 13 years. Have family that I support and I'm bringing in 800k+ per year.

Up until now I've always kept at least 400k in the bank as well as receiving my monthly pension.

Things have changed now as I'm building a house and am now having to use up my bank account. We have been offerred a loan at the rate of 2 baht in every 100, per month. The reason I'm considering this is that I have been under the impression that to continue to get a 12 month visa I need to receive 800k per year plus have 400k in the bank as well. can anyone verify this for me.

My visa is stamped retirement and last year when I suggested that I change this to married the immigration folks said that it was better to leave it as it was.

for retirement visa, it's 800,000

for marriage, it's 400,00

The marriage visa is cheaper, but a bit more of a hassle sometimes because they often come to your house for an inspection

If you have the 400,000k for the marriage visa in the bank, there is no other income requirement.

Ditto with the 800,000k for the retirement visa...

Or, you can just not sweat the $$ and simply do border runs every 3 months with a non-im multiple entry visa...

Requirements are for retirement 1 year extension 800k baht in the bank or income (pension) equivilant i.e 66k baht per month (verifiable) or combination thereof i.e 400k baht in the bank and the remainder of the 800k as monthly income (33k a month).

You do not need both 800k income and 400k in the bank as you stated.

Alternatively you could apply for the 1 year stay extension based upon marriage to a Thai national this only requires 400k in the bank and nothing else financial wise.

Cant understand why you were advised to stay on the retirement route and not swop to the married one. For one thing i believe a medical certificate isnt required for the marriage route, which may be useful to you at some point.

No reason to ever sweat a medt cert unless you have a communicable disease like TB, or if you are crazy and deemed a danger to society. Otherwise, your general health plays no role in getting a retirement visa.

Both the marriage and retirement visa are

Income or Money in the bank, or a combination.

In your case I would go with the marriage visa.

The immigration visits are only around application or renewal time and it is best

if you wife handles them. have the wedding photos around to show.

Im married to a Thai, I recently received a one year visa. Being 60 yo I had to have 400,000 baht in a Thai bank acccount or 40,000 per month, I chose the 400,000 up front, then theres less hassles with dealing with Thai officials. We own our home in Bangkok, I had to show photos of all the rooms and outside, an inspection was required but the officer never showed up. I was also told to show a medical cert. Im very fit for my age, I went to the local hospital, they checked my blood pressure, thats all and the Doctor asked me how I felt, he'd already signed the cert. It cost me 20 minutes in time and 120 baht in money. I've learnt over the years, I play their silly games and I've never had any problems.

They usually don't ask for a medical certificate for an extension based on marriage. But T i T :o
