Distance Between Property Line And Building

It's almost silly to find this out for our stage of planning to build a house. But some one told us that you need to have one meter from property line to your building, if the building(house) has only concrete walls. And you need to have two meters for the 1st floor and three meters for 2nd floor up if you wish to have windows/balconies. Lots of houses around where we live including very new ones do not have such distances between houses.

Is this really true for Thai regulation ?

You are referring to a low-rise, not exceeding 12m height for the roof.

Reg will be, 0.5m clear walking space between soild wall (with no openings) to property line, or 2m for three sides of building, or edge of balconies, including upper floors.

Distance will be 3m for front side of house to the front property line.

Distance front depends of how wide the road is. 8 meters road, 2 meters from front property line.

0,5 meters distance with solid wall, glassblocks and vent blocks are accepted in buildingpermits. Also possible to increase distance to 2 meters for only parts of wall with windows.

More than 2 meters from propertyline can be required, for instance propertyline is a klong usually 3 meters.

This is the main reason I only admire houses designs with the living area and private garden at the rear... :lol:
