Firstly, what type of visa is she applying for?

Anything that can prove the relationship, phone records, etc, flights together, receipts, photos, etc. Finances and reason to return are obviously key if it's a visitor visa. If settlement visa look at Rob's Settlement Guide as that covers everything and should be a good starting point for you.

Keep the letter short, the ECO is not going to read a novel! Try and keep it to two A4 pages, 3 at maximum.

1) Introduce yourselves, with a brief history of your relationship and your future plans together.

2) Reasons for the visit at this time.

3) Reasons for her return to Thailand, referring to any documentary evidence.

4) Where she will be staying, referring to evidence of accommodation.

4) List of supporting documents.

5) Brief expansion of any answers on VAF form or any supporting document that needs it.

6) Any other information you think may help her case.

Remember that the visa will start the day it is issued, unless she requests it be post dated which it can be for up to 3 months. If she wants to visit for Christmas and the new year then July seems a bit early to apply!

Visit visas are valid for 6 months from the date of issue, so as long as she has left the UK by the expiry date it will be fine.

I would briefly explain why she is applying so early in your sponsor's letter, and remember that she can ask for the start to be postdated for up to three months, which would give her more flexibility on the length of her stay; though if she did this she could not use it until the requested start date.
