With condo buildings mushrooming all over Bangkok, i was wondering which kind of regulations there are in place for high-rise buildings.

I know for a fact that it is not allowed to build highrise closer than 25m to the river.

Any others?

Is there a minimal distance to Roads, highways, intersections, Public transport, canals, public parks, nearby buildings?

Is there a minimal or maximal height for building new highrise near roads, highways, intersections, canals, public parks, nearby buildings?

Not that I expect these regulations to be enforced, but I was wondering if they are in place.

But as we have found from the VT7 debacle in Pattaya, it all depends on how far you have to go into the river to start the measurement from.

There is a BMA regulation that no development can have an access road closer than 25m from a traffic junction or the base of a bridge. Have a look at Noble in Pattanakan, junction towards Ram U, and the one at Prakhanong T-junction towards Sukhumvit 71.
