my wife has 2 apartment buildings, one with 30 rooms and another with 20 rooms in her name, the land is her fathers. Can one of the apartment buildings be put in my name as a foreigner? i understand i cant own the land but can i own the building? they are not condos, just basic, empty rooms rented to factory workers.

My first reaction to your question is to query your and your wife's motives for such a transaction.

My second is that if you proceed then you need an excellent relationship with your father in-law.

He would be entitled to ask you to remove your apartment from his land.(unless a legal device is in place to prevent this)

If the land is bequeathed to a 3rd party -then that new owner can do the same .

Are the buildings registered at the Land Office?

You would need a long-term lease etc. for the land from the FIL, then maybe the wife could arrange to transfer the apartment building into your name. Then what? You cannot operate the apartments as a business without a work permit and business documents.
