Fees For Transfer Of House - No Money Involved

Three years ago my wife and I bought a house for approx 3.5 million baht. Regrettably my wife and I are now divorced and the house will be transferred from her name into that of another Thai of my choosing. No money will change hands. Can anyone advise me of the fees payable and on what value they will be calculated.

Does it make any difference if my ex wife transfers it to a member of her family? I was told if that was the case no fees would be payable.

Normally the Transfer Fee is 2% of the registered value of the property, Stamp Duty is 0.5% of registered value payable if exempt from business tax, Business Tax is 3.3% of the appraised value of the property if selling within 5 years and Withholding Tax (Income Tax) calculated by land office. As far as I know applies to all property transfers, although property acquired by inheritance or gift is exempt from income tax.
