Obviously it will depend on materials used. Teak, imported granite, top quality electrical work, nice appliances etc., or a POS built to the lowest standards? Are you looking at buying something already up and looking to see how much the seller is marking up the costs, or are you going to be building a bunch of studios?

and based on that, 13-50k baht sqm, ad land price including one car park for 50% of number of studios.

Lot depends on whether you are building on flat land or hillside slope land. 13K/sq m seems very low estimate, I would say 30 - 50 K baht/sqm and for that you will be in mid range built quality.

Building a 200SQM single story house 13K SQM is 2.6M 30K SQM is 6M and 50K SQM is 10M

In my opinion 13K a SQM is to low and 50K a SQM is to high

I think 20 to 40K a SQM would get you a well built and finished house to the standards you require

Apartments or condos should be cheaper to build

highrises cost more to build than single story houses.

Land and House Baan Parichart 160 single storys houses cost 10k/sqm to build, approx 100sqm, 2 bath, watertank and pump, low end tiles, aluminum windows, CPAC concrete roof tiles. Not bad quality

Low end highrises like Police officers accomodation/inexpensive rentals, cost 12-13k baht/sqm to build

Past year in Phuket a bunch of condo studiosize at 28-32 sqm have been launched. Selling between 22k and 62k baht/sqm, including land price, elevators, commonareas, pool(s), gym and parking for 50% of the units. 700k to 2 mill depending on location

Sorry to hijack the thread, but:

Whats a reasonable price to build a privacy wall around a house?

And, more to the point, where can I find someone who can do a good professional job, which includes some shoring up on sloping terrain? (sick of guys who can do a bit of everything, but not always that well)

2 meters high and proper foundation, red clayed bricks, 3 meter post distance and top beam in concrete, plastered and painted both sides. 3-4k baht/ meter

not taking the chance to recommend anyone, as they all screw up on occasions if you dont supervice ;)
