jingjoe8 Posted September 29, 2011 Share Posted September 29, 2011 Im looking to relocate up to chiang mai from the outskirts of pattaya .My wife and i have a baby,and after a few holidays up there,we both agree it seems a better environment for a family,housing seems cheaper,and plenty of outdoor activities for entertainment. After experiencing severe flooding in australia a few years back,i really don't want to go through it again,so my question is, are there any moo baans not affected by flooding in chiang mai,watching the news it seems the whole of chiang mai is under water.Its a soul wrenching activity watching your house slowly filling with mud and water,i wish you all up there the best,and may the sun shine again soon. There are even moo baans fairly close to town and the river, such as Sriwattananiwet, that have not flooded yet. Not a drop of water at Lanna Tara Moo Baan. Ricardo Posted September 29, 2011 Share Posted September 29, 2011 Just ask the locals, before you buy or build, this is an inconvenience rather than a direct-problem, for most local farangs. If building your own house, it is sensible to build it a little higher than the surrounding land, doesn't add much to the cost & often gives you better views too ! Rice-paddy is more-likely to flood than built-up land, a few meters higher than the local stream or river is also sensible, IMO. And Welcome ! It is somewhat dated, but basically shows that most of Chiang Mai is not flooded, even with the Ping's level of 4.9. The 'square area' of the moat is the center of town. The circular highway you observe outside of town is called our Superhighway, the inner of three ring roads. Most communities lie outside the superhighway, and are usually less likely to experience house floods at all (above level 7). There are some low lying areas that should be avoided. But over all not even 5% of CNX is flooded, its a bigger town than you may be thinking. weary Posted September 29, 2011 Share Posted September 29, 2011 About Sriwattananiwet, the water is now starting to come up through the (already clogged up) drains in places, and some surrounding areas are under water. It is not very deep yet, but the lower parts of this area will probably experience some flooding too, especially if there are more flash floods or heavy rain in the Chiang Dao area. SK is on the Kuang River, currently rising & above flood level for about the 4th time this year. Not sure if there's any flooding in residential areas. I suspect the river is high to relieve the Mae Kuang dam at Doi Saket. We're about 4km south of SK & 1km east of the river, on the flood plain. The river is still within its banks near us.
