I will apply for a Multiple Journey Non Immigrant "O" visa based on Retirment Dec 2011 in my home country (Ireland)

Question : when/if I get, do I need to show a return flight ticket.? ( at departing airport or immigration at BKK)

Last time (2008) I got a Non Immigrant "O" multiple journey. I did have a return ticket that time, when I tried to extend the visa at jomtein I was refused because of no proof of address

Question Is it best to get a multiple entry?.

This time I hope to use g/f mothers address or rent for say 6 months. (depending on what area I am staying)

I have the money/combination in the bank sorted.

Any advice would be appreciated

There is no requirement for air ticket for visa arrival.

You can never extend a non immigrant O visa entry (except for retirement or other authorized reason and having proper paperwork). You can get a new 90 day entry by exit of country if you have a multi entry visa.

Sorry first time I applied it was based on retirment also

So I can buy a one way ticket to BKK ? I will have no problems with airlines? regarding return flights?

But if you are thinking all you need to do is visit immigration to get a new 90 day stay that is not what the multi entry visa allows. For retirement one year extension of stay you must have 800k in bank 2 months or 65k per month income letter from Embassy or combination to meet 800k. Without that any multi entry only allows you to exit and return for a new 90 day stay.

If I leave Thailand after 90 days, I can come back and stay for another 90 days right?

A Multi Entry Non Imm Visa gives you unlimited entries for a year.

Each entry has a maximum of 90 days stay.

Cross the border and return to get another 90 days. Right :)
