Leaving In The Original Frames

as we are thinking of changing our wooden windows and doors,the wife has just seen a house that is having this done,what i would like to know,is it common practice to leave in the original frames because this is what the company are doing and covering them or is this the easy way out.

Its a bit hard to comment without knowing the circumstances.

Most of these windows/frames are made from mai sak/daeng.

It may well be the frames have nothing wrong with them and its just cheap windows being replaced.

It could be the people having the windows replaced can only afford to replace the windows and not the frames.

Assuming the frames and windows were fitted and the same time I cant understand why one needs replacing and not the other.

Then again I dont know how much maintenance was done on the frames/windows.

Most of these doors/windows just usually just need a quick sandpapering to get rid of discolouring caused by the sun, then wood preserver or teak oil applied with a paint brush.

the wife who saw the job being done said it was aluminium ones being put in,i know the house and they are not short of a bob or two,the wife spoke to the contractor and he told her to take the frames out would make a mess and would have to be replastered,our house has only been up 28months and the wood does not look that good although we just gave the whole lot a lick of paint,theirs have been up over 4years,both built by the same co.i supose this is what you get for 4.6mill.bht

I understand what you are saying ref the frames, the builder is correct.

The usual way to fit wood frames is to put the frame in place and brick up round the frame.

For Upvc and aluminium, the wall is built up with a gap left for the frames, the frames are then cut to size on site.

I cant comment on the state of your wood, I dont know what type of wood was used or how it was treated.

Please tell me you are joking when you say you painted the wood, sorry its a personal thing, I hate to see good wood being abused.

If decent wood had been used and properly treated, there is no way on this earth it should need replacing after 4 years.

There are houses near me with the original frames and windows in place and these are at least 20 years old, some even older.

As for the aluminium, what grade is being fitted?

May well need replacing in a few years if its el cheapo quality, I have lived in too many places with cheap, poor quality, ill fitting aluminium to ever consider having it.

Again without knowing the type of wood used I can offer no further comment, have the termites got to the wood?

i can only comment on the quality of the wood used for our house,in total 30windows and doors,we were not present when the house was built that was left to bil.first there was no primer put on before painting,you can see yellow stains on joints after it has rained,window latches,the scews have pulled out,when i took out the upstairs windows to paint there was bare wood showing,on close inspection whoever fitted and painted them have no idea,they even drilled the holes in the frames for the bolts before wind./doors were hung,when the bolts wouldnt fit their solution drill another or make the hole bigger.i expect many expats have seen this practice,one drill fits all one paint brush and no cloth to wipe drips[paint that is] every time i look at the fitting my bp.goes up.having had windsor uvpc guttering fitted we will more than likely have the wind./doors from them.

uneffin believable, as you say way too common over here.

Hope you kicked the BILs ass to Korat and back.

The only option would be to remove the windows and strip the paint and start again to do the job properly, a time consuming labourious process, which may even be a waste of time if as you say the wood looks as if it has been through a mincer thanks to Somchai butchering it in the insatallation process.

I know what you mean about your BP, I sometimes think the locals have no appreciation of the quality of wood they have here, they just take it for granted, this wood costs a fortune back home, if you can actually get it.

Throw the usual mai pen rai sabai sabai attitude into the mix and its a recipe for disaster.

Been there done that, so has the mrs, stood in amazement gobsmacked as her brother started throwing tiles on a wall without even screeding it, told him to pack up and hit the road, complete tosser.

Never mind at least you will be here this time to make sure the job is done properly to your satisfaction.

i wouldnt say there were gaps in the fitting but you can feel the breeze when the wind is blowing,the ching-chocks come in side-ways,i wish i could show you a photo of the balcony doors,one bolt is outside of the frame half in gap at the top,anyway it looks the cleanest house on the mooban :D

That's pretty much what mine were like, but mine were worse. I should be getting new uPVC windows and doors fitted next week. The old window frames are coming out whatever it takes. Eventually they will rot or get eaten by termites. They swell in the rainy season and can't be locked. They contract in the cold season with big gaps everywhere and they need regular maintenance. uPVC should be fit and forget. Meatboy, if you do fit Windsor windows I would like to know what you think of them. I tried to get them to come and measure the windows for an estimate but they didn't turn up.

i was thinking the same as you termites and wood rot,from a distance they dont look to bad now they have been painted but that wont last long,we were going to buy a car in feb.but it looks like that will be put on hold.regarding windsor,the twice we had guttering put up the recomending of fitters came from the suppliers home mart.the job thats being done not far from us i will go and have a look when they have finnished and gone because once they see a farang they wont leave you alone,but if they think its better to leave in the frames maybe they are not up to doing the job we want.if the frames have not been put in properly then you will still have the problem of opening and closeing,the ones that hung ours couldnt hang theirselves.

Leaving the frames in, for me, kinda defeats the whole purpose. What are they doing, leaving the frames in and just fitting Aluminium windows to them? They will still have to be maintained and they will still expand, contact and may well leak where the wooden frames are fitted to the concrete. Mine do, infact you can see daylight through them. The old frames are coming out, the quote I got to remove them wasn't that bad and includes plasterwork, regardless of cost. I hope the guy that built the house comes to see what I am doing so I can beat him around the head with the old window frames. They really are abysmal.

when i first pointed out to the building forman he said it was for when they expand,the balcony left door bolts at the top btm bolt you would have to drill in the balcony floor,the right door will only bolt at the bottom,the top bolt fits into fresh air.on the house job what the wife has seen they have covered the wooden frames with aluminium,i wonder how much filler they will use :unsure:

Hi Meatboy, are your contractors suggesting to put the frames for the aluminum doors / windows over the old wooden frames? I was told by my contractor that this was not possible.

Has your contractor shown you a drawing or picture of how they are going to do that?

I need to get the same thing done here at my place too. Thanks.

if you read my first post you will see its about another house my wife saw being done,she spent 20years in the uk so she has a small brain to understand fully what they said,she said also what if termites got to the wood.i know of another house close by that had a simular job done i will go and check it out.
