I have 2 separate appointments with 2 different companies in Phuket next week. I will need a lawyer to take care of my new business from July onwards.

However at the moment i just have a simple task for the lawyer. I'll use this task to see which one of the two seems to offer the better service or better price or both.

I will be leasing a commercial property in Phuket. I need the lawyer to check the rights of ownership and access status for me.

What documents do i need the lawyer to check for me? What is the process with the land title deeds, Chanote, Nor sor, Sor Por Gor, rights of possession etc? We will be signing a 10 year lease at B1.5M PA.

All that stuff seems confusing. Is it just a case of me the lawyer and the owner meeting with copies or hard copies and ID's etc?

I don't have much experience with renting in Thailand but my business partner does so hopefully he'll have more of an idea of this stuff than me.

Have i given enough details to make it easy to answer this question?
