Why not talk to the person you rent from? I left a house 9 months into an agreement BUT I did it with the lessees consent. All I did was talk to them bout it and they had no real problem. Sometimes it pays to talk.

As to consequences, I cannot see you being chased all over Thailand for the money if you simply walk away.

I paid two months and am moving after talking to the owner, who will keep my two month deposit and quickly rent to a new tenant. I only lived in the condo for two months and it's in great shape.
