First time using this site/forum, so please be nice!

I used to get a multiple entry Non Immigrant O on the basis that I own property in Thailand. Even though that was never listed as one of the criteria, the Thai embassies in Hull and Brisbane (I have dual citizenship) granted it to me no problem. I see the rules have changed and have just been told they won't grant this now as, despite owning property, I'm under 50 and can only get a triple entry tourist visa

I don't meet any of the other criteria for a multi Non Immigrant O. Does anyone know of any other way 'around' the rules???

The best way might be an ED-visa. It requires that you study for 4 hours a week. There is no limit to what you can study, as long as the school and course are recognised.

If you can invest 10 million baht you could get a visa and extension of stay for that. If your property is a condo you can include that as part of your investment. Saving accounts in a government bank or treasury bonds can also be used.

Wait a minute. You are a Thai citizen and you cannot get a visa? Why does a citizen need a visa to come home? Seems like if you have dual citizenship that you wuld be welcome in both countries any time, no visa necessary. What am I missing here?

Ah, I see. When he said he owned "property" I thought he meant land. I guess not land.
