I’m German, I was running a real estate agency in Europe for over 7 years, after the crisis and the business got down, we decide to move to Chiang Mai and start a new live.

You can not own land if you are a foreigner. I don't care what you say. O.K. there is the 40 million THB investment plan which has to be approved by the Ministry of the Interior. How many people are going to invest 40,000,000.00 THB in government bonds earning max. 3% for up to 30 years for the 'privilege' of owning one rai? If you can afford 40 million THB you will surely want to have more than one rai of land (and will surely want to earn more than 3% p/a!)

I hate it when I see websites telling foreigners they can own land in Thailand. It is simply not true. It is false advertising. Edit: I'm not saying your website says this. I've never read it.

You should not talk if you don't know all rules, I own a company in Thailand, 100% save, 100% contolled by me and I can buy any land I want, just one way how to avoid this law, there are many other tongue.png

Your posts are always so entertaining. One time you didn't like the work ethic of young Thais. well I was ones in money transfer problem, as I say I start a new biz, so whats the problem with this whistling.gif

I own the registered company and I'm the registered director and I can own a land with my company, not sure what all this is about sad.png

CMweb, I think you need more than 2 Months to become an

expert in the Thai Property market,what goes on here will

open your eyes,

When I first came to Chiang Mai there where no Estate Agents,

the only place to find to rent a house was a small general store

on Thapae Road,How things have changed,

After over 7 years in this business I’m not surprised with anything anymore, the market here in Thailand is not different to other places I work till now, is all about how you run your business.

Yes I still have to learn some Thai ways but this should come by self.

The problem in our business is not the market, the problem are all the scam agencies you have around the world, if you run your business clean without any lie, then all goes good and you can get a name and trust in peoples.

i looked at your website and read the part called "BUILDING AND BUYING A HOLIDAY HOME IN THAILAND". i remember reading this exact same text somewhere else a while back so I entered it into google and guess what? the first thing that pops up is www.samuiforsale.com you have taken word for word, the text belonging to that website. in fact you didn't even remove "Samui" from the text even tho you are running a business in chiang mai. i'm not impressed.

CM web, OK I've dabbled in property a quite a bit, in fact just sold a house that I renovated. After that starting looking around for another project and hadn't realised the activity in CM real estate. In fact I would say that CM is currently undergoing a massive real estate bubble with prices unsustainable. Eg a shophouse I looked at before I sold my house was 1.6M, it was bought and got a typical crap Thai renovation, price now is 3.8M! At 1.6M the rental was about 7K/mth, at 3.8M the rent is the same, so where is the return on investment, there isn't any, it is speculation?

And like all bubbles this one is going to pop, I would say probably 6 - 12 months, then will be the time to buy after that when the banks move in or the pain is too much. No doubt you are doing well now, but that will slow down.

Now, after my usual rant this is what I was getting to, I am going to move back overseas to finish the kids schooling there, don't want to but the right thing to do. My house will need a managing agent, that deposits the rent and looks after the property properly for me while I am away (I'll be back). What arrangement do you offer for this? Might as well throw it up here so others will know, it is a city house and I will keep the rent on the cheaper side to guarantee occupancy. It won't be a cheapie but a bargain for what it is.

The OP may as well P#ss into the wind.

What works overseas does not apply here.

The real estate market here defies all logic and although inexpensive to purchase compared to western countries the build is inferior and basically is worth the land value after many years.

The capital gain is through having a consistent rent not in the property itself. Six or 7% on rental when the CPI is 3%

Hope you got the right person/office assistant for your business at 30K a month as you posted before.

Yes maybe I should add German also, but only 1% from our site visitors is from Germany so I didn’t see it as important.

I would suggest you do more than hope!

As the collecting agent, if you do not deduct Thai witholding tax, then my understanding is that you are respnosible for paying it (Thai Law).

Op, I have a bridge in Sydney I am interested in selling. Can you send your quote (and accompanying agent bidding fee of 2.6 million baht) to my bank in Lagos?

Legally owning property (land) by a non Thai as a sole holder outside the investment regime is a fiction.

If anyone is seriously pursuing this fantasy......I have an as viable alternative, magic beans that will give you property rights (one Rai blue bean, two Rai red bean, three Rai with water/mountain views yellow bean) contact my bank in Nigeria.......
