My guess is that "with no renovation" means "which has no renovation". In other words: I would like to renovate my unrenovated condo.

(So I would also guess that "new" means he just moved in, rather than it being recently built.)

Any number of shonky changs out there happy to take your money for a crap job. Yes, also some good ones but it really is hit and miss. Problem is if the all in one guy is a dud then every aspect of your reno will look disgusting and worse than now. Better to spread around the risk as at lest some aspects may turn out. Best asset is an aggressive Thai spouse that will hound them to hell and back to ensure they fix all the mistakes. Contract it all up, you will see many walk away from that but hey, no loss.

Just had a big job done prepping the place for rental later, turned out really well from the cheapest quote as we checked their previous work and were on top of it all the time. Just a note most Thai tilers cannot lay the big tiles straight so a smaller one will usually turn out better. Again contract it for time, quality and price, and be there and oversee everything. Problem is lots of building going on so the changs can pretty well pick and choose.
