Termites / White Ants In Bangalows- Purchase Business On Lease Basis

Im looking at small hotels / bungalow business to buy- on a lease basis and have a question regarding termites.

Yesterday an agent showed me a small resort (where the information sheet states 'brand new resort') and we looked inside a couple of the rooms. When I started walking on the floorboards inside the main room, some of them started breaking under me and clearly there was a termite infestation- which I pointed out to the manager who agreed. There were other things wrong with the property and Im not proceeding with this one.

In my country, when purchasing a property, an offer is usually made subject to pest and building reports. Is it possible for me to have this as well in the LOS?

Should I be paying a Pest inspector to do a check prior to committing to a long lease- i.e before even making an offer? Im assuming once the deal is done its totally my problem and not the thai landlords?

The only way to know the extent of the damage and the cost is to pay someone for a report and estomate to fix.

You could the argue to knock the same amount from the purchase / lease price

there are no such guarantees here in my opinion, nor do they disclose or have any disclosure clause. As you pointed out,

don't go for the deal. Another thing, yes there are heavy termites infestation here.
