What kind of rate could a Thai citizen expect to get for a 3mil baht home loan that is secured using a more valuable home with no liens against it? Would only consider 15 or 30 year fixed rates if available.

An important factor could be if the Thai national is a civil servant or not. Often they can get a better loan.

Not a civil servant. Other relevant info is that the loan's purpose is an investment in a rental home.

Someone I know recently had a loan for 4%, (1 million only). if a civil servant she could have gotten it for 3%. 5 year loan if I recall corectly

But 15 or 30 year loans are probably higher.

Check the government housing bank webiste to get an indication.

10% as you are securing against primary residence and guarantor also needed. Insurance upfront snd 1% to have attached to chanote at land office. Not cheap
