In a couple of days I'm going to look at a townhouse about 800 meters from Ari BTS station. I haven't seen it yet and have no idea of it's condition or amenities, although the owner says it is a bit run down. She bought it some time ago and its been sitting empty for a year. She is a reasonable person. I agreed to take a look, but we haven't even started discussing price. I think it's on a soi off of Pahanyothin Soi 2.

Despite this limited information, any ideas on the going rental price range for unrenovated townhouses in this area?

If it is Pahonyothin soi 2 it is rather close to BTS Sanam Bao station, "run down" and "have been empty for a year" sounds for me like a wasted house with old airconditioner and some work to do. Is it furnished? If so, I guess you wont be happy with its style and condition. In soi 14 there are 10-15 year old 3 storey townhouses for rent between 18 and 23 k per month in similar condition, just to give you a hint.

It's on Streetview if you want to get a feel for what things look like.

Was there any mention of rent from the owner? No amount mentioned?

Maybe have a Thai friend troll the Thai forums to get a feel for rental rates.

Thanks to both of you. Very useful information. Should be interesting to see it. I know it's unfurnished, which is good and she knows I'm looking for a cheap place with a 3 year lease and an option for another 3, so I'll just take a look and go from there. Run down and cheap are quite subjective terms......
