If it was me I would probably just live in Bang Saen instead, but I do enjoy the atmosphere of seaside holiday towns having grown up in one. That may be true, but Bang Saray is nowhere near Chonburi town (at least not by any method I generally use for calculating distances). The OP would have to cross Pattaya every time he wanted to go to Chonburi, and that can take forever. Bang Saen is close and seems to be a reasonable compromise. We're moving from the UK once our house sale goes through, Our long term plan is probably going to be Koh Phangan. We have given ourselves 12 months of living and searching for any viable business opportunities. Wife's family comes from Udon Thani, while I love to visit I don't want to be based up there. My wife's mother will be coming to live with us anyway, we have a three year old daughter and two dogs also. I would like to be close enough to an airport where if we just wanted to jet off to udon, chiang mai, phuket etc we are able to do this. While we see our future on koh phangan I don't want to go down there straight away, so we are basically looking to base ourselves somewhere. If after a year we don't find a suitable option in Thailand, I suppose it's back to blighty! But hey, nothing ventured........ The city has grown hugely these past 3 years or so and bristling with opportunities outwith the 'beach-resort-where-farangs-hang-out' sort. There's an international airport with something like a dozen daily (1 hour) flights to/from Bangkok + dailies to Phuket and Chiang Mai. Assuming a 1-year tenure, then renting a house would be the plan? If not cheaper in Isaan than any wannabe island resort, the value for money factor would be incomparable. Nice, new villages outside the ring-road are cheaper than stuff inside the ring road and the air is better too. Business opportunities on an island where the only notable event is kids getting f*cked up for a few days... once a month? Seriously? Thailand in full of Thai people (surprise!) and a swelling middle-class with disposable income that want to spend it on the things that farangs like, be it food, drink, clothes, hobbies or services. Look for a business dealing with Thais as there's loads of 'em. If you do a farang-style restaurant, target the locals since most farangs, apart from genuine tourists, won't have enough pocket money to make any sort of sustainable trade. Russians are just about everywhere too. Regarding Chonburi, there's plenty of new (less than 5 year old) villages on the 'dark side' of Pattaya that afford an easy and relatively cheap, basic lifestyle. Fifteen minutes from Pattaya and 1 hour from the big airport (or 40 minutes from U-Tapao for southern island getaways). Since you have a toddler, schooling would be on the cards no? Plenty choices in the area. Disregard the fact that 'sin city' is on your doorstep since you won't be interested in that sort of night life (or afternoon play times) but it is chock full of most of your expat creature comforts for if/when they are needed. Shopping, dining, socialising, sports... etc.. Pick a location that avoids Sukhumvit and the railroad tracks and you avoid the traffic mayhem which would be pretty impossible in any commute from Bang Saray. Bonus is you could still GO to Bang Saray for a some quieter beach times without a lot of vehicular drama. Or you can punt directly south and hit Rayong's beaches or Koh Samet (if islands are important in your life). Other options (and cheaper) would be Ban Chang. It is (just) in Rayong province but similarly bypasses the Sukhumvit/Pattaya gridlock and places you half-way between Rayong beaches and Pattaya resources. Fewer villages but a much quieter lifestyle I would reckon. Good luck with your plans, wherever they take you. I handily separated the seedy "occasional night out or afternoon beer" from the more family oriented variation. You must know the difference eh?
