bit of an old chestnut realy, but why do you have to put a huge deposit down, and i have heard of many cases where the owner keeps the deposit, just today my lady friend found me a nice 1 bed apartment, but they want (a), a years contract (B) 3 months in advance holding deposit, and then © 1 month in advance, so that works out i am paying a quarter of the yearly rent even before i start, so i have got 45, 000 baht tied up for 1 year, just seems a bit extortionate, ok rant over pay the dam money, he he

In Bangkok it's pretty standard to pay a two month deposit and a months rent in advance. Elsewhere I've found a one month deposit is all that's often required but they like you to pay quarterly in advance.

Getting screwed out of the deposit is a worldwide phenomenon no? Not just Thailand. Whenever I start renting somewhere, I pay the deposit and forget about it, anything that comes back you can see as a bonus.

As the other guy said, 2 months security deposit plus the first month's rent, that is standard here. So I would look elsewhere and save that 15000. There are plenty of empty condos around.

the 12 months rental is a bit of a problem, i am ok with 6 months, typical thai though, my lady says they have lots of places for rent in this block, as i am coming over in October full time, she says no problem, pity they dont follow my culture, " any money is better than no money" when i had my place in Spain, same culture, the country was going through a bad recession so the landlords doubled the rent, so all the renters handed back the keys, result was we had a shopping centre with no shops and landlords with no income.

What's more funny is some condo buildings has a double policy on rental deposits and fee's. One for Thai citizens and one for foreigners. Thai pay only 1 month advance and 1 month deposit. Whereas foreigners need to pay 2 months advance. I kid you not. many condo managent has this policy.

2 Months deposit and rent in advance is standard , most places want 1 year and generally the rent will go up if they agree to a 6 months contract. Never had a problem getting deposit back.

yep its probably me just being stubborn , it is just the3 months deposit it sticking in my thrtoat a bit, when i reality my uk rent and poll tax is £520. per month, i could stay in siam court hotel for 1 month and still be £200 better off

2 months is standard for Thais and foreigners. The letting agent of some Lumpini buildings have a little leaflet asking for a 3 month deposit for foreigners. When I asked her why she claimed that owners wanted this but when I said I would only pay 2 months she said this would be OK. I decided never to rent a Lumpini condo as they have such a dim view of foreigners. There are plenty of places available so why stand for crap like that?

small world, it was at Lumpini that my friend looked at ,she said it was very nice what is your opinion of the place,? obviously i will not make a decision until i see for myself, how far away is the skytrain, i did ask but as per usual got no reply and where are you now ? i am looking for a 1 bed apt with a pool basically

no they dont they mostly ALL want 2 months deposit one months rent...................my Wife does this for a job

well Lumpini want 3 months deposit, still my lady friend thinks it is very nice and i think ladies have a better idea of "nice" than us men, just in perspective i pay 27,000 Baht for my 1 bed flat here in the uk, so not a problem realy and sorry about the double post "it said there was a server problem, when i posted, (thought i had deleted it) but me and computers just dont get on lol !!
