my singapore friend tells me there is not much in the way of apartments/ houses to rent in maesai.

he stays there for about 4 months a year.

book yourself a guest house till you sort thinks out

... can't help you out on the accomodation situation in Mae Sai, but soap's advice sounds good. Lodging in on a monthly guesthouse rate (specifically in low season) while looking - in physical person - for a more permanent place to rent - can't but be a much better approach than trying to figure it all out long-distance.

I have a friend in Maesai who says there are lots of places for rent there.

P.M me with your requirement, i.e length of stay, air con, sat TV, etc and I'll get back to you

I guess the advantage of living in Mae Sai is that it's okay for visa runs and you'll never run short of tat, as there seems to be an endless supply of the stuff.
