Thai Residence Certificate - New Rule

Featured Replies

FYI, On Friday I went to Phuket Immigration to get a Residence Certificate and the rules have changed. You now also need the house certificate.

The last 3 times I went back 2-3 months ago was was the Lease, Passport Copies, Pictures. I was told new boss, new rules.

A copy of the owners house book and ID card along with the rental agreement is often asked for at other offices.

Oops you are right, I usually had to bring a photocopy of the Landlord's Name. But now it's the house registration that is needed in Phuket. The staff as always was friendly.

Good Morning... i have a friend who is still overseas but now has his retirement visa. he may move here in about 1 years time but will need to renew/roll over his retirement visa. can he do this

in the country he is still living and processed his visa i.e. singapore or must he come to say Phuket where he intends to live.

when he arrives he will stay with me for a period of time until he locates a suitable place to purchase...

i have heard when renewing retirement visa you now need proof of address. how can he do this please as he won't be paying rent and has no expenses or bills coming to my address..

i renewed my retirement visa May this year along with my wives and we were not asked ourselves for proof of residence but this doesn't matter for us we have all the correction

documentation to show next time around i.e. blue book, ownership letters from developers and from memory a translating from my lawyers of another document please various copies

of bills from thai companies we use their services..

how will my friend get around this issue please. sorry if this has been raised before but he visiting phuket this weekend and would like to give him some clear information...

thank you all.

ausieinphuket - Any extension has to be made within Thailand in person. he will need a new non'o' from a consulate/embassy outside Thailand.

edit what is he using for entry when he visits soon

The rules haven't changed; the new boss of Phuket immigration is enforcing them more strictly.

In most cases a utility-bill with your name and home-address will do the job.

Hi Steve - Joe

he already has the retirement visa and the multiply re-entry non-imm visa for 12 months.. issued in singapore.. he has already been in and out on the visa's...

so i understand he has to do here thats not a problem he will just have to plan it before either expires...

but as he will be staying with me how can he justify proof of residence/address where residing if all utility bills are in my name and he only staying with

me until he finds somewhere to reside.... he won't have any of these at present...

he has a bank account with bangkok bank and his statements are sent here to my home would this suffice..

thanks for replying and looking forward your further advice....

They would probably accept a letter from you stating he is living with you along with your proof of residence.

He can apply for the extension of stay during the last 30 days of any of his 90 day entries. The expiration date of the visa does not matter.

You have to report his arrival to the immigration within 24 hrs of his arrival so unless you do this you will be liable to a fine. This is regardless of whether he pays rent or not.

hi Joe thanks seems logical so will go with him when he does his first renewal of retirement visa and multiple re-entry and take my documents showing proof of residency..

Harry you got me lost a little here... you say report to immigration. but he will be coming through immigration at airport or am i missing something here...

once he is here we will go to phuket immigration anyway to do the necessary process of renewing both retirement n re entry visas...

thanks

You have to report his arrival to the immigration within 24 hrs of his arrival so unless you do this you will be liable to a fine. This is regardless of whether he pays rent or not.

Reporting has to be done by the property owner. If one rents, doesn't have to do it.

And in all case reporting for private residences is not enforced at all.

Your first statement is true.

Your last is false.

The OP is the property owner.

aussie,

you say - ''he already has the retirement visa and the multiply re-entry non-imm visa for 12 months.. issued in singapore'' = what do you mean by retirement visa? he can only have one current visa you also say this ''i have a friend who is still overseas but now has his retirement visa. he may move here in about 1 years time but will need to renew/roll over his retirement visa.''

so i am a little confused is he here on a one year extension from local immigration, or is it a multi entry non 'o' from Singapore if so what is the expire/use by date

Re reporting his address to immigration the house master has to do this on form tm30, this is an old long term rule which is now starting to be enforced, this is your job to do as he is staying with you. link to forms here - http://www.immigration.go.th/nov2004/en/base.php?page=download

i'm sorry if i am missing something
