Due to the Amity treaty, as a US citizen I'm able to buy many types of businesses normally unavailable to foreigners.

But not everything of course. Even in the US I believe it's complicated or outright prohibited for unlicensed contractors to own home improvement companies, or non-physicians to own medical practices. On the other hand anyone can own the hospital, so there is no simple rule of thumb in the US with regards to who can own what when licensing plays a factor.

How about in Thailand? Are there simple rules governing whether nonlicensed persons can own dental practices, optical clinics, and so on?
