I have such 250 Watt Mitsubishi pump like most houses have.

The problem is that sometimes while running it will lose pressure, while the pump keeps running, and at the end no water will come out of the tap anymore.

Most of the times it happens when running for an extended time with the tap full open.

I have drained the pressure tank already, but didn't make a change. Normally if I switch off the pump for a few minutes, then switch it on a gain, it will start to make pressure again and stop of it's own after maybe 10 - 15 seconds.

I notice that at those times it will really create a lot of pressure, because when I the open the tap it will be like a fire hose for the first seconds, after which it normalizes.

Today it got worse in that the pump will not stop anymore, and doesn't disperse water either, even when I try to pour it up.

The inground water tank is full, so that's not the issue.

Check the spring in the valve assembly. If its not working correctly then the pump will keep trying to build and maintain pressure.

Switched the spring and the valve below with one from another pump, but to no avail.

I can manage to get water flow out of the taps, but pump keeps running and doesn't build pressure. Can't be a leak between the pump and the house also, because I have valves right at the pump, so can close all outflow.

Guess it's RIP pump, shit that this always has to happen after night has fallen.

I have 2 pumps to provide water to each side of the house, guess it will be the whole house with 1 pump from now on.

Ok, problem solved after merely 3 hours of work. Wanted to switch the pumps in position to test. After removing the second pump noticed that the last elbow of the suction pipe wasn't glued.

So removed the pipe and saw that it had only one small spot of glue attached. Not easy to work on in a limited and hot space.

This is so far only the 3rd occasion where I detect that my builder hadn't properly glued a suction pipe, so does that justify death wishes?

Oh and before you start. My builder was a farang, and he did all the piping by himself.

I would at least comment on the bad work and the time and effort it cost you to restore his mistakes.

Good that you solved it.

Unfortunately he has disappeared with the Northern sun, and I heard there are others that are looking for him, I hold my heart that I don't get leaks underground at some point because that will be a far bigger problem.
