Doing a runner would be lame, but telling the landlord you have to leave and forfeiting your deposit is perfectly acceptable. There was a case in Phuket where the tenant thrashed the room and was arrested by immigration police to settle the case before he was allowed out of the country. If you have broken something the landlord could make a police report and pass on your passport number to immigration.
