Lift/elevator maintenance

Anyone know what the laws, if any in Thailand, are regarding minimum or

mandatory maintenance required on lifts/elevators in LOS?

I have been told that to have an elevator , you cannot actually own it, all you can do is to lease it from an elevator company and they are responsible for its upkeep

Good question, but don't expect much. I have seen many elevator maintenance companies come and go in my condo complex, and they don't do much. The elevators still break down weekly, and the noise is scary.
