It seems statistically that Chiang Mai forum members are more likely to play bridge, need a haircut, are interested in lingerie and bees wax and ride a Honda Click than have experience renovating a condo.

I'm not complaining mind you, maybe it's simply the way it is.

I just find it very interesting!

Have you considered the possibility that there is NO company in Chiang Mai that offers quality condo renovation?

Try redefining your parameters. Go with shabby condo renovation and see how that works for you.

Me... I'm going to put my uniform into my Givi top case on my Honda Click and ride off to the Chiang Mai Fencing Club where I can be sure that my fencing weapons have all been protected from rust by bee's wax. Happy Saturday to ya!

As there are in excess of 250 new condos under construction in Chiang Mai, it's not surprising that you have had zero replies. There are no spare builders.

Also, to repair a condo, you first have to own it. I should imagine the majority of us are renters.

Your condo OP asked for a very complete first class job while you relax at the Four Seasons Samui. Most people here choose not to do it that way for a lot of good reasons. Read some other construction related threads to get a feel for it unless you want to go to the best architect you can find and pay for him to design and manage the work and then be ready for it not to be what you expected.

I think it is great that Bridge is so popular, a bit sedentary but much better than some other choices.

The best thing to do is look around in the area, where you live, for a house being renovated and talk with the people.

That's what we have done a couple of times.

You will not get the best people, so you have to keep an eye on them (all the time) to see if the job is done correctly.

The "big" companies are not interested in small projects.

I have renovated several properties but we did the design ourselves, went out and chose the tiles, fittings, paint colour etc.

We then hunted around for changs that were free and not too pricey. We have a couple of cheap guys we use regularly but really have to watch them as they are rough but ok for some things.

Some agents i think claim they can renovate but would be just adding another fee on to someone else's.

For kitchens Homikitch do a nice job, but do t know anyone else. I think most builders want a design to work to.

Could not find a general contractor so I went through a Thai who has helped others. Claimed her fee was 30 percent fleecing on labor.

Who knows really but, not that much. Finally got everything right in the end. I had to get many things done over because it was in and out of Thailand and not there to oversee every little thing, and men labouring casually only when it suits them.

Two pieces of granite on the same worktop that are completely different color and grade to any reasonable person. "Same Same". Trying to pawn off another terrible broken piece to the Farang that should have been rubbished. "Complain too much".

Two prong sockets where electrical scheme calls for three prong. "How am I supposed to plug in these electricals?" "Break off third prong, ground no need Thailand".

Tile problems because skipping on preparation and insufficient cement, like these people are total amateurs.

Finish carpenter spends days building a beautiful handmade entertainment center (almost perfectly) for LCD TV/AV equipment. Attach to wall covering electrical outlets with no cutouts in back for power cords and cables. "Mai Phen Rai, next week come". Guy thought it was for dishes or something? Still a mind scrambler..

Tiny studio, took ages. A Farang builder I originally called sad the job was to small for them.

I'm glad I did it but would not want to undertake a renovation again any time soon in this country.

Try the lollipop bar in the boxing complex There are some stunners now. Ask for amy or ad anytime after 7p.m. Downside, the music is loud.

That's funny. When I first moved to my house 8 or 9 years ago, we hired an electrician to come and do a lot of work. I told him I wanted the A/C's grounded, my office, washing machine, etc. I told him I wanted a good one meter or so ground rod, a buss bar, the right gauge wire, etc. - in other words a proper job done. The guy looked at me and then cracked a joke to his workers (something about all farangs want ground) and then said to me in English exactly what your guy said ""Break off third prong, ground no need Thailand"! LOL must have been the same guy!

Amazing Furniture builders, painters that don't even put down a drop cloth, no mess. Then the same people pull moves that just boggle the mind. I had to smash out a whole new tile wall in bathroom because they put an outlet in a bizarre place.

I don`t know why, but condo renovation just doesn`t do it for me somehow. Now sexy ladies lingerie that`s another story. Just thinking about it gives me those unnatural urges to click likes and respond to posts.

Moving when the Condo doesn’t suit any more (for whatever reason) is probably more convenient, cheaper, more pleasant and altogether a better solution all-round than all the hassle of getting any modifications done.

It certainly is for me. Owning a condo or house would be nothing but a millstone around my neck. I've owned one of each in the past, in countries where there weren't nearly as many 'difficulties' as there are here in Thailand. No thanks. I'll rent.

Thanks for Homikitch info… another thread suggested HomePro for bathrooms

I guess if you have the right condo with quality flooring and good existing electrical and plumbing one could get away with kitchen and bathroom specialists as long as you work reasonably within the bounds of what's in place already and not have too many dramatic changes.

Though it might also depend a little on how much you pay. I.e. the less you pay, the more likely you are to be in charge of quality control yourself.
It does sound like what you need is an interior architect rather than a “company that does condo renovations”. This will cost you a little more, but they can then email you 3D mockups, pictures of materials, will do quality control, etc. all while you enjoy yourself on a beach in Koh Samui.

Yes my original post had that “I was looking for an architect and/or design group and/or renovation specialist that can complete the lot”

From the posts it is obvious there is a wide variety of "builders" in Chiang Mai (Thailand?) and I guess no regulatory body to keep tabs on them.

I don't want it to turn into a nightmare.
