Anyone recommend English speaking Builders that have done some previous work with a proven record. We would like to know the sort of prices and quality as well if possible. Thanks very much

Maybe some more information would harbour some better results.

Where exactly are you located ?

What do you require building ?

How do you require it building,labour only etc.

When do you want to build ?

Do you have a Thai partner who may assist with language and local customs,relations etc ?

Quality may depend on your personal budget.

Many factors to consider here when building anything.

Either way good luck with your project.

Also there are lots of threads on the forum if you use the search function,this will give you more of an idea also.

What you have to understand here is that the standard of building here is Division 3 whereas in the West we expect the EPL.

Thai builders who have worked for farangs now have 2 standards, Thai standard and Farang standard.

If they havent experienced us previously they only have Thai standard,which is shoddy bordering on wreckless.

Those who have worked for farangs quickly come to appreciate that the money is better but the standard must be much higher.

We expect a standard nearer to perfection than Thais and Thais don’t like to complain to each other so accept a lesser standard.

All these people who suggest Thai builders are ripping farangs off. No they are not, but they have to make allowance for our idiosynchrosies our attention to detail, our measuring,our professionalisn and extra this and that, something which they don’t want to learn beforehand, but something they will have to alter as they go along.

And the next farang job will be the same. They will build the Thai way as usual and wait for the farang to find a fault. Most farangs don’t have the building experience so will probably let a lot of the problems just dissipate and the builder as a result makes a lot of money.

My advice if you dont have a building background would be to have a fairly healthy budget. Thai standard builds in CM are now starting circa 11k/12k,/m2

Dont be offput that farang standard will be nearer 15k for starters and upwards.

You need to do a lot of research to find a suitable builder preferably one under the cloak of your architect. The language barrier alone will test all of your patience and your relationships, seriously.

As i sit here now I am bordering on a nervous breakdown through stress and weight loss.I have binned off at least 15 builders, some after a few hours.

its not a project to be taken on lightly.

For me,actually I have enjoyed the whole drama because I have quite an in depth experience in construction and I have a very low patience threshold.

Thanks very much. We are looking at hang dong saraphi area. We have found a company that charge low end 12k and middle 15k. They both speak perfect English which is needed as we are both English. We have also seen a couple of their examples which seem pretty good and a good standard. I have heard there are many ups and downs and frustrations, but I suppose that is the country we live in. i'm half way thru a project in mae rim and i've not had one minute of trouble. his english is good enough that we can joke around and i do not speak thai. exceeds all my expectations. you are welcome to come visit.

really pleased your project managed to get going and more so that you have found yourself a good builder.

I found an excellent builder on this site a couple of months back.

He is currently doing work on my house covering all the trades.

I highly recommend him. He is a really nice guy and in my opinion doing an excellent job.

You are welcome to come and have a look. I live NE of the city.

Great advice, I did notice new windows on one unit, no harm knocking on their door.
