Just owning for now. First off, how about the letter to the land office....can that be from a bank branch in another province? If not, will BKK Bank let you have an account attached to each address? That is the best way for me to bring funds over, through BKK Bank NY, so I would hate to disrupt that. Then how about Yellow books? I already have one...can you have two, if the second home will just be used by you for three months out of the year? And Immigration? Can you even do a 90 day report in a province outside of where you got an extension? Thanks in advance!

Send by SWIFT, with reason for transfer "purchase of a condo", has nothing to do with your Bangkok Bank EFTS system, has to do with your US Bank sending the SWIFT to your Bangkok Bank Account. You could probably do it via EFTS but I wouldn't take the chance on obtaining the Foreign Exchange Certificate using the EFTS system, but you can always call Bangkok Bank at the head office and they would be able to tell you if they will issue a Foreign Exchange Certificate for the purchase of a condo, other than by SWIFT transfer

Probably not since it shows your residence address and you can only have one official residence. Just like Thais, they can have multiple Blue Books, but can only be listed in one

No, you must do your 90 day report at the Immigration Office where you obtain your extension, but that doesn't prevent you from doing it by mail or online

On my first purchase, I was able to obtain the letter of funds from abroad for a condo purchase by doing an ACH transfer to BKK Bank NY. However, that was in the same province as the land office for the condo.

Makes no difference, Foreign Exchange Certificate is good anywhere in Thailand. All are issued in Bangkok. And please stop calling it a " letter " it is an official form

And you did an EFTS transfer to Bangkok Bank Thailand via Bangkok Bank in New York

It was a letter, and the realtor even took me back to the branch at Pantip Plaza CM to get them to change it because they had failed to put the unit number on the first letter. It was changed in 10 minutes...so that was a pretty quick trip to BKK. Don't be an ass...According to this website, amounts unter 50,000 usd do not require an FET; a "Credit note" with the same information will suffice. http://www.thailandlawonline.com/article-older-archive/condo-purchase-currency-fet-form-remittance

I wouldn't expect you to just simply admit you were quick to accuse and reluctant to admit your lack of knowledge on the subject. Ignore me all you want, all you need is to look in the mirror to see your problems.

Sounds like a lot of worry about nothing.

Several people own multiple condos without any problems.

The funds I used to buy my condo were from different accounts (one in Chiang Mai the other in Bangkok). The land office need to know the funds were brought into Thailand from abroad, they do not care about which branch you used.

For yellow book, I doubt they would issue a second one, that doesn’t make sense. But why would you go through the trouble when you already have one? A yellow book is not mandatory when buying a condo (on the contrary, buying a condo does not even entitle you to one).

As for 90 day report, according to immigration.go.th this can be done by authorized third party or registered mail and at immigration offices throughout the country. I see nothing about having to use a specific one, it even says that if you exceed the 90 days you must come to the nearest immigration office.

yes, since the Yellow Book gives you a 13 digit Thai ID number; then it wouldn't make sense for them to give you another one. Were your different accounts at different banks? I just don't think the BKK Bank NY method can be beat for large transfers,,,and there is always a small risk/anxiety when doing a SWIFT with a new account.

Same bank, different branches in different provinces.

But as said, it doesn’t matter how your money entered the country as long as you have the proper FET form(s).

And you do need a copy of the FET form when you buy in the foreigner quota, or letter of guarantee from your bank containing the same information as the FET form.

This is not about the bank’s reporting requirements, it’s about you proving to the land office that the funds are from abroad.
