Surprised no comments on the Thai government proposed changes to to the 30 year law.
In a nutshell, land owner sells property to Government for a price. Government issues 99 year lease to buyer for a price. After 99 years property reverts back to Government. So property never leaves Thai ownership, which as we all know is the most important thing. -

Why is the MAGA movement so susceptible to crazy conspiracy theories?
You have to understand the typical maga is a loser. They need excuses for their failure in life, and conspiracies are an easy way to absolve themselves of any responsibility. The felon and people of his ilk have always known about the weaknesses of the forlorn, and they know how to exploit it. They give their cult exactly what the losers want to hear. EVERYTHING is always another's fault, never their own. Give him a chance, and he'll clear the decks and it will be biscuits and gravy into some eternal golden future. The felon himself follows his own rule: nothing bad is ever his fault, and anything good is always to his credit. With a certain segment of birth lottery losers, that is a recipe for success. I don't think he has enough disciples this time to win, as people with marketable skills have done quite well under Biden-Harris. Also, so outlandish are some of the conspiracies becoming, that those in the fever swamp only knee deep are slowly walking out. -

Anyone have or tried the mini computers ?
I just bought one from Amazon in the UK to replace a very old desktop PC in my gaff back there. Excellent value and it does everything I want, which includes a fair bit of video editing. This is the one: https://www.amazon.co.uk/DreamQuest-Desktop-Computer-Dual-band-Bluetooth It was really simple to set up and get working, no fuss or nonsense at all, certainly compared that with the Dell crock-o-shlte laptop I bought here in Pattaya 2 years ago. My brother's been using one for years in the UK, but his just broke down and his lazy son-in-law refused to come and see what the problem was and if it could be fixed, so he just bought the same one and is also delighted with it. If you can get it in the UK they have regular offers of £40 off the quoted price, so I ended up getting it for £170, which was a bargain, again certainly compared with the Dell laptop that cost me 16K Baht. -

Deadly Bus Fire Tragedy Highlights Safety Failures on Thai Roads
There is no room in Thailand for law abiding business to operate, until Authorities do not consistently enforce laws and regulations. There is no way companies, operating new, law compliant fleet of busses or trucks, can compete against companies operating 50-year-old vehicles, paid in ful, with no leasings to burden them, possibly illegally modified to further reduce the operating costs (such as illegally doubling the number of CNG bottles). It is ridiculous the focus on busses especially carrying school students, as if Thai are not killed every day by trucks losing their brakes (I saw firsthand such an accident in Bangkok: nobody got hurt because of the slow speed, but two cars were turned into wrecks. In 40 years of driving in North America, Europe, Australia and Asia, I never saw anything comparable to what I see circulating on the public roads, on a daily basis, here in Thailand). If the cause of the fire that killed 20 students and three teachers really was a gas leak, the bus turned into a ball of fire at such speed that none, no young, no adult, no elderly, coud easily survive. I heard about some new absurd regulation proposals, such having an additional safety operator on each bus carrying children, giving a safety demonstration before each trip (like airlines do before take-off), etc. All measures that have no equivalent elsewhere in the world and for a very simple reason: elsewhere in the world vehicles circulating on public streets are expected to be compliant with safety and emissions regulations. Freight and transport in Thailand are cheap. But the low cost of freight and transport comes at the dear price of humen lives lost, every single day, on the Thai roads. And the issue is not confined to transports only. There is almost no business that see a consistent enforcement of laws and regulation in the country. Legitimate businesses constantly face the unfair competition of businesses which cut corners in order to keep prices low, at the expense of safety and employees. It is time for Thailand to turn the page, if it really aspires to a place among the most advanced economies. -
