Price of ceiling sq/m installed & painted?

Dear all:

 

Could anybody give me an idea of sqm/cost for complete ceiling renewal, need about 2'500 sqm  (yes) old ceiling removed and renewed. Aluminum structure  can stay just gypsum totally re-done and painted.

Also new light fittings installed...., which will probably go by piece. Thank you for any advise. This job happens in Pattaya, location probably makes a difference. Thanks all.  MS>

The location should not make a big difference as for such a large job a team could easily be brought in from many km away. In fact I think you would be well advised to enquire in nearby places with large industrial parks, like Sri Racha, Amata or Rayong. And the eastern side of Bangkok.

 

What is really going to make the difference is the scale of the job. You would obviously expect to pay much less per sqm to do 2500sqm than you might pay per sqm to do a small condo.

 

I am always impressed when I hear of anyone wanting to get involved with any sort of business activity in Thailand. Given the vast hassle involved in getting the most minor jobs done properly even in my fairly modest condo, this is not something that I would ever consider. Good luck.

I will give you an idea......for a domestic sized job a full metal grid and 10mm plasterboard, taped and jointed only the rate will be circa 180-220bt/m2

 

The plasterboard actual cost allowing for waste is 75bt/m2 and I think I remember averaging out the cost of the metalwork frames at 30bt/m2. then theres tape, jointing powder. lets say materials 120bt/m2

 

So, somewhere inbetween that is the extra for labour (50bt/m2) and company overheadsand profit(50bt/m2)

 

You know what Thais are like here, they dont know how to negociate and they dont appreciate doing a shed at the same rate is just not cricket.

 

Its a case of how much less profit will a company take and that must come from 50bt  profit usually.

 

You could simply talk to a few teams and see what rate they  offer but imo open negociations at 150bt/m2 and play hardball from there.

 

you will have additional costs of course for the demo/stripping out work and electrical work (lighting for example allow 200bt per light point +cost of your light)

Thank you EYECATCHER very much. That confirms my thoughts. Total per sqm all done and painted could be anywhere from 300.-- -450.-- + new lights @ around 150.--/piece? So far not been lucky to find a contractor in/around Pattaya, that does ONLy ceilings. Gave 2 allrounders a try, they did a lousy job.  Thanks again.  MS>

In Hua Hin the price i paid is 240baht per sqm for the ceiling fully fitted and 100 baht per sqm for painting with Toa paint.

 

Every Provence or major town will have a team or several teams of workers who only do ceiling installation. They are specialists and can put in the aluminumim framing and install the boards incredibly fast. There are shops that sell the plasterboard or gypsum and they all use the same teams. 

 

Find a shop selling the gypsum and ask how much to install it. Do do not use a contractor as he will just use the same specialist team that the shops will and add a margin.

 

Gypsum and plasterboard is like a commodity all the shops will be roughly the same price. If you are worried about paying a farang premium then just get a Thai to walk into the gypsum shop and ask for you. 

 

Finally every team will charge extra for cut outs meaning if they cut a hole for a light or raise or lower a portion of the ceiling.
