Hi Everyone.

I would like to learn more about investing in real estate for the purpose of renting out or selling.

In Europe I would have been able to attend a Real Estate Broker seminar or Real Estate Investment class etc.

But where can I learn more here in Bangkok?

Does anyone know of any places?

I know for many it's the school of hard knocks,

A seminar would be nice if properly structured with valid content.

There is no professional licensing requirement.

You can read this board but it's rife with opinion, conjecture and missinformation.

I will try to make this short and sweet. If you are serious I can teach you and even put you in deals tomorrow. I am a CPA from the states. I made a 107% return on my investment last year in Pattaya. I don’t have enough money to do all the deals I would like to do. I know of condos I would like to buy from under 1 Million up to 6 Million that I could make a 20%ROI in a few months.

I have never owned a condo longer than 143 days. That is from the day I bought it, designed, renovated and sold it and received the cash for it. I have had deals that I did not renovate take 17 days at a 15% ROI. My last deal took 51 days at a 20% ROI to buy, design, renovate, sell and receive the cash for.

The following is a short list of what you need to know.

A)) Research the market and determine the high and low expected selling price of the condos you’re interested in.

:o) Design the highest quality condo with in the cost restrictions of your budget. My typical budget includes every item required to build the unit. My budget has over 170 individual items. My minimum ROI is 20% at my medium selling price. I make sure that even at my lowest expected selling price I am still making money and not taking a loss.

C)) Now for the hard part. Find a condo that you allows you to make money. You really need a comprehensive knowledge of the real estate market. I do a lot of work in this area and have developed quite a few contacts. You need to be very careful here to not listen to all the so called experts who will tell you to only buy in the best building with the best views. Some of my highest ROI have come from terrible buildings with views looking right into anther condo 10 feet away. You really need to know what you’re trying to accomplish when purchasing a particular unit and what your selling points are going to be when designing and marketing it. The following is a partial list I have determined why the majority of people buy a condo, most of the money I have made comes from just one of these items.

1) Budget, it is within there price range.

2) Location

3) View

4) Quality of building

5) Quality of the condo itself

D)) Determine a marketing plan. What am I selling, who am I selling it to and how am I going to sell it.
