Does anyone have any experience of living in Punna Nimman Condo and can give some opinions on the condo?

 

Background: I am looking at buying a condo in Chiang Mai. I have visited Chiang Mai many times over the past few years and I am looking for an investment condo which I can convert to residence in 5~10 years time. In the meantime I will be an overseas landlord. My wife is Thai and we have friends locally in Chiang Mai. I have visited ~20 condos in the Nimman area and Punna seems to meet all my requirements (size, location, build quality, price).

 

Can anyone give me some additional insight on the property. e.g.

 

- Quality of condo. Any build quality or other building related issues?

- Local environment issues? Noise problems, problem neighbors etc.

- Staff and management. Are they professional, helpful, honest?

 

I am aware of the general problems related to Nimman location - i.e. airplane flight path, noisy, busy etc. Also Punna's location is right next to the Bars/Clubs and Kat Choeng Doi Market with it's music festivals. Exactly how bad is the noise situation here? Does noise insulation keep most of it out?

 

Really appreciate any insight and options on this topic.

I have a friend who has lived there for several years. I've spent many evenings hanging out. The noise is not bad at all inside. The balcony on the other hand is a bit noisy, but not unbearable. The other neighbors in the building seem very nice.

Depends which side and I would always advise the pool side which is peaceful.

I have a friend who bought a condo there quite a few years ago. I rented it out to a Japanese guest for a week, met him and helped him get settled in. At 6:30 the next morning, my phone was ringing off the hook so I got up to answer it. The guest begged me to pick him up and take him somewhere where he could get a good night's sleep. He said the noise was unbearable. I took him to a nice hotel and refunded his money 100%. Other than my friend who stayed there for about two weeks after he first bought it, that was the only booking to ever stay in that condo. My friend tried selling it for about 2 years; at some point for less than he paid for it and eventually abandoned it when he fell ill and went broke and moved back to America.
