Here is the problem with your thinking…you must already have regulations being enforced before you can throw out mystical punishment and penalties

So the owner has 5k baht to clean up the mess…if no damage just collecting trash and cleaning the rental….that cost is way less than half the deposit so the owner actually made a few baht should have collected the extension monies in advance forcing the renters to clean the place if they wanted their deposit back (which is always at the iffy/mercy of the owner)

That is against the law…this isn’t Vietnam
