Things can go south and then you have a landowner who most likely wants to make problems for you. It won't be your garden as the land isn't yours. The landowner owns the property built on the land, you can "buy" it but it is nothing more than a lease legally. For mods and customizing you need approval of the landowner.

30-30-30 yr lease is not legal. Why would you need to buy the house of your girlfriend? If she is a proper girlfriend she would let you life there for free.

No true. I got a non-B visa inside the country. that was converted to an extension of stay afterwards.

Nonsense, you need a work permit if you work, even if it is voluntary work. On a retirement visa you are not allowed to work. As a freelancer you don't get a work permit, so going to the police complaining while you don't have a work permit would be a good story to post here. Can do with a laugh.
