    You should drop a quick PM to me.

    Maybe I can help you save a lot of $$ and headaches.

    There's a totally new and very efficient construction system available.

    If you're talking about small & basically 'simple' resort-units; you could be very well served with this new concept.

    Since you're probably NOT going to be owning the land; one added advantage here is, that you can easily (and in 1 piece) re-locate the accommodation units; hence you are protecting your capital lay-out 100%. There are many more advantages:

    1. Extremely well insulated: less a/c costs.

    2. Construction-time on site is very short, sine most of the actual work is done before-hand (pre-fab. in factory).

    3. Environmentally-friendly building materials used (tourists love Eco-Resorts)

    4. Many more advantages

    Well; to all of those 'wingers-oer-Pattaya': READ THIS:

    I have lived in Pattaya for almost 18 years and thoroughly enjoyed it ! !

    It's a bit like TV in most European Countries: there'll be a number of Porno-Channels - however; nobody is holding a gunto your head, forcing you to watch any of them. There are buttons on the remote,which will take you to CNN, BBC, Nat.Geographics, ANPL etc. So: the choice is entirely yours.

    Likewise in Pattaya; sometimes a tear goes by where I (we) don't see the Walking Street, Soi 6, 7 or 8. Only when we get visitors from overseas, do we venture to these areas and come home with cheeck-musscles hurting from laughing so much.

    The reason WE love Pattaya is this:

    1. Superb Shopping (You can buy most everything you can at home,at places like Foodland; Frienship, Carefour et al)

    2. Superb Restaurants (Virtually unlimited choice, at prices that puts most of the rest of Thaiand to shame)

    3. Superbs shops (in fact, there is an abundance of shops and malls for clothes and everything else here)

    4. Some great Used-Book shops.

    5. Superb Sailing

    My point is, nobody is forcing anyone to ive in "The Circus", so pick your residence with some foresight and thought.

    Pattaya is a truly terrific plae to live (near to) !

The reason that the house will not finish in time is: they choise people that make a lot of mistake during build the house (ex they miss a wall!!! ...and they build like shit everything including some wall inside looks banana shape!!!)...then they decide to kick out the 1st team workers ( I saw drank people work in the roof in March 2008, and I already complain every time I visit them, every 2 weeks, but...they still continue to work until middle of September 2009), then in September 2009 they take a 2nd team of workers to fix ALL, a lot of mistake in the house and build like unprofessional until that time, then they lose time to fix the job from the 1st team.

    But they warranty to me they will finish in time.

    Is true, I know about the time and work is not like in Switzerland of course, so I decided that will stay relax and wait. PS My friend have a same problem in Phuket, and he is architekt in my country, say to me the same, relax, and before go to visit the house drink a bit ;-)

    But just in case, can somebody tell me a good company law in Pattaya specialist about this.

    Perhaps I can help you.

    We have acted as arbitrators in a number of cases where there were disagreements between Owner <-> Contractor.

    I have been in the building business for well over 18 years and currently building an Eco-Villa development, just outside of Pattaya, a stone's throw from Bang-Seray, hence we are very familiar with the area and, more imprtantly, with the Local Body officials (Inspectors ec.)

    In 99% of these situations, "arbitration" is the key to resolving the matter, without great expense to any party.

    The first thing needed is a copy of the agreement you have with the builder; including Plans, Specifications and Engineer's Clculations. A copy of he Chanote would also be helpful.

    Then we would go and make a physical inspection at your building-project, followed by a gentle discussion with your Contractor.

    Based upon the resuls from the above steps, we would then recommend a solution, which is acceptable to all parties involved, if that is possible.

    If a situation becomes truly untennable, we have one of the best lawyers (Master at Law) in this area a our disposal, who alsom happens to be the Chairman of the Royal Thai Law Society Eastern Seaboard Region.

  4. George: Am I really the only one who is slightly perturbed with this forum regarding the Headings ?

    My point is that most headdings here don't give a clue about the location as to where people are inquiring about.

    For exmple: "DESPERATELY NEEDED" should be "CM: NEEDED WI-FI SPOT", or: "PTTY CHEAP HOTELS ?"

    Very often I open a post (which takes a while, with this very slow Internet-Situ' in Thailand), only to discover that the poster is in an area where I have no knowledge of anything.

    :)

    I'm all for trying to help other people, but I do waste a lot of time, because of these NON-Specific headers.

  5. So apart from smoked makarel, decent bread and cheese the only thing I really really miss living in Pattaya is being able to take a nice and quiet walk in nature.

    I understand this is kind of a white people weekend family thing and thais don't go out for a walk but there has to be some place?!

    So if anyone knows of a nice forest with some trails in it or a place where you can have a quiet walk along the coastline anywhere near Pattaya please let me know!

    Sir; I have excellent news for you: the place you describe most certainly exists; this is what you do:

    1. Drive South on Sukhumvit Rd. towards Satahip.

    2. TURN left at the lights of SILVERLAKE VINEYARD. (right after the turnoff WatYaan, but before the turnoff Nongnooch)

    3. Drive Straight through Silverlake Vineyard and past the little "airport".

    4. About 1 minute later, you'll be driving through a National Park; look fo the entrance on your right.

    5. Park your car there and go for that walk through this Magic Forest (Initiative of HM the King, by the way)

    This place will certainly blow your mind, because it is stunningly beautiful. You could walk for hours and not meet another human being; however, you could run into wild monkeys (they're totally non-dangerous), wild chickens and rabbits. Of course, there are a zilion birds. You'll walk by beautiful lakes and many very intersting tree, shrub and plant species.

    So; nestled between Silverlake Vineyard and the unique new Eco-Villa develpment (just around the corner on Hwy-331) named The Wnery Villas Estate, there is a genuine piece of Heaven, which very, very few people know about.

    From Pattaya, it takes no more than 15 minutes to get to this wonderfull destination.

    You'll be glad you put your question here, because you are going to LOVE this Natoal Park Gem !

  7. There seem to be so many different definitions and standards defining what makes a "green home" that I wonder what ThaiVisa members consider green, and if they were going to build their ultimate green home what would they include?

    In my opinion, a "green home" is a dwelling which has as many environmentally friendly and energy-efficient atributes as is reasonable and affordable. There's little point in installing an entire PV-Collector (Photovoltaic) roof, since the ROI (Return On Investment) period would be well over 30 years; hence making this option not worthwhile from an efficiency point-of-view.

    However; things such as Solar Hot Water, are affordable and easy to install and will save the home-owner between 25%~35% on his monthly powerbill, whilst reducing some 2 Tonnes of CO2/annum. Proper thermal insulation in walls and ceilings are an absolute must and the placing of 'shade-trees' is always very beneficial.

    A simple and inexpensive Undergrond-Cooling System (if you have enough space under your garden) is a cert' - and re-cycling all the water used in the household (except the toilet, of course) for use of garden-irrigaton, only makes perfect sense.

    Recycling your household refuse can produce great compost for your garden, whereas separating your tins, card-board, plastic etc. items can be of great benefit to the old chap, or lady, who are scufling through your street, looking for these items to make their meagre living from.

    You know; this entire matter is very much up to the individual's phylosophy-of-life: If you're a "Waste-Not-Want-Not" type of person; if you find it "fun" to work with nature, whilst getting a financial gain at the same time, then you think like me.

    Curently there is a rather unique villa project under construction, where an admirable number of eco-attributes are being implemented in the design of the homes, named The Winery Villas, located on a beautiful hillside, with sweeping views oiver a sprawling green valley, just ouside of Pattaya-City. There's actually a list of Green Attributes on their web-site; just PM me if you would like the website address.

    However, the original post was not about Howard, more of a con man getting aided and abetted by another local shyster. The BKK papers and Andrew Drummond have been on to this story, but only the Pattaya Times (one out of at least 4 Pattaya Papers) seems to have an angle here.

    How come?

    Okay; you are right ! Does anyone know the name of the "another local shyster" who was allegedly aiding & abetting the main culprit ? It was not, by any chance, a Cyprus-born Austalian chap, was it ? ?

    How you manage to do all the adverts (despite different echo affects) the news, weather and all the TV features all on your own is very impressive.

    You're not Rupert Murdock but you put your heart into it and thats good enough for me.

    I totally agree with TAFFYLEE, but he forgot to mention that Howard Miller, besides extremely good looking, is also a totally honest chap, who wear his heart on his sleeve. Known him for a number of years and he beats the other so-called Ptty-Media-Barons hands-down ! !

    Brilliant Pictures, 'johng' - because the light would have been fairly suspect at that time. Please let us know what kind of camera you used: I shall rush-out and purchase one right away ! (seriously !)

    Yes; the drainage system in Pattaya (especially South Pattaya & Pattaya Klan) leaves a heck of a lot to be desired ! Also on Sukhumvit Rd. (near the South-Pattaya trafic lights) it is like an "instant ocean" and 95% of vehicles just can not (dare no) negociate this treacherous obstacle. Further east, along the new Railway Roads, things are even worse, since the heavy flooding brings tons of debris down hill (via the many side Sois) and it all gets deposited onto the road-surface. I've seen entire truck-loads of concrete building blocks; timber-pieces etc. The danger is, that a lot of this debris is under he water-surface . . . . extremely dangerous allright !

  11. I am currently researching the production of rice as a personal interest. I am therefore looking for rice farms near the Bangkok area... 300km away from Bangkok at the most. I would like to experience everything there is to know about rice, from planting rice at a rice farm to its packaging and export.

    I am therefore hoping to find contact details and would also want to know if I can film some of the procedures for a small documentary I´d like to shoot.

  12. You'll have to gang up with the other neighbours. Presumably if everyone puts a no parking sign outside their house then the building occupants will have nowhere to park.

    Incorrect; a public street is just that "PUBLIC", no individual or Home-Owner/Occupier has any legal rights in this respect.

    One can put 100 NO PARKING signs out front, but this is not legally enforcable, believe me, people looking to park their cars are wise to this.

    Therefore it's basically a "first-come-first-Park" phenomena.

    Only thing is for the entire street to sign a petition and present to City Hall (and at the same time, get it into some news-paper !)

    My suggestion: Have a Thai Lawyer write to the Thai Creditor with a CC to the Danish Creditor, basically outlining what you have put forward here. That way you are not seen to be "hiding" and you keep te "honor" on your side.

    Under Thai Law, this matter would dwell within the frame-work of "Civil-Law" and you can stop worrying about anything they can "do" to you, as long as you don't 'hide' from the issue, okay ?

  14. I have done a Google search and a Thaivisa search and simply must have missed typing in the proper key words. I have not had any success and I would like to know the link to any company in the Chonburi area that builds outdoor decking. I cannot seem to find anyone so far who lists this as an option for home improvement. We will have a nice grass-covered backyard, but would like to have a deck just off the dining room so we can set up outdoor furniture and a barbeque grill, etc. Just something simple perhaps like this:

    It doesn't necessarily have to be wood; just the look is what we are after. The materials are irrelevant as long as we get the structural integrity, "look", and the basic principle is achieved.

    Has anyone out there in Pattaya had a deck built without any problems, and if so, would you mind passing on the link to the builder's web page or even the name of the landscaping or construction company? Thanks.

    Dear adz7202, I believe the reason for all the cynisism your are receiving as a result of your post is due to the fact that a lot of these people who wrote in,have either a beer-bar, internet-cafe or laundry-coffeeshop. The other people, who did not write in, are perhaps jealous that you 'own' 4 Rai on a very big lake . . . . .

    Okay; granted: the oformation you have released is "scant' to put it mildly but ou have probably done that for a reason.

    But it's kind of difficult to put together, basically here's my situation:

    Wife has a store (registered as a Thai partnership) which mostly exports, but also sells locally to Thai customers; probably 95% of all sales are exports.

    The annually turnover now exceeds the 1.2M and requires the company to register for VAT.

    Sir,you hae no problem, because 95% ofyour sales goes t Export.This means that your 'domestic sales' are far below the value where you would beome VAT-dutybound. My sugesion ? Go ad have your wife talk with oe of the IRS people about your specific situation. You will e happil surprised how helpfull they are: we did and saved a ton of head-aches and money taboot !

  17. No problems here in Pattaya, we are used to muff diving. :)

    I did notice much stronger than usual winds, here in South Pattaya, at 06:00 AM. Also the sky looks like very heavy and low dense overcast. The little hairs on the back of my head tell me that there will be lots of water coming down over the next 24 hours.

    Just be sure; I have put a little reef in my main-sail . . . . ha, ha, ha.

    Whilst riding my bicycle (both tires flat again, just repaired) I saw a man walking down the street with a hard-hat on, probably going home from a start-early day-shift from the construction site of the giant new spa not far from where I live (why they are locating a giant spa in a congested neighborhood without a lot of trees, full of down-at-the-dumps shops, video-game parlors, etc. ... who can say ? maybe they own the neighborhood, and after the spa is built comes the evictions, or the re-cycling of the 'hood ?) ...

    I can say, truthfully, that's the best short-time I've ever had. If serendipity "knows no" cultural boundaries, I am thankful.

    You should definatelly endulge in this gift a lot more, because you obviously have what it takes.

    I've tried the rest and now only deal with the BEST: go DHL my friend; located on Sukhumvit across the road from the Bangkok-Pattaya Hospital.

    (actually, half way between the Hospital and the North Pattaya Road intersection.)

    Cost depends on weight, but I recently sent 1 Kg of docs. to Europe for Bt. 1,070.-

    From the moment you drop it there, you can track it's progress on-line by way of a tracking-number. I delivered it at 10 amon a Monday and it was signed-for-receipt by the recipient the verynext day at 15:13 PM.

    Go DHL, my friend !

  20. I LOVE my Toyota-Vigo 4-WheelDrive; 4 Door; 3-Liter Diesel & Automatic truck.

    It is now almost 4 years old ad has about 80,000 km's on the clock. It drives as good as it did when we picked it up from the dealer, on day 1 !

    This truck does not drive like a truck, but rather like a Cadillac ! ! It has a very smooth drive; ery good road-holding; superb accelleation, thanks to it's Intercooled Turbo and can rech a top-speed of 195 Km/Hr ! !

    The reason I chose this vehicle:

    1. Toyota reliability and SERVICE all around this country.

    2. Since it is a 4x4, you sit that much higher and that's a serious SAFETY FEATURE; you can see over most traffic antanticipate much better.

    3. COMFORT; lie I said:it drives smooth, like a cadillac ! (I used to drive Benz in NZ, Lincoln in Canada & Volvo in Europe;thisone beats them all !)

    4. ACCELERATION; another safety feature; you may not be a 'speedy-Gonzales, but whenever you needthat little extra to pass that slow sand-truck; you certainy will have what it takes.

    5. You get a 2-IN-1 deal; in front you'll have a spacy 5 seat luxury sedan; in the back that p/u bed.

    6. Standard kit: A/C; Superb Stereo; Clever Cup Holders, located in front of the A/C outlets; a arm bottle of water is ic-cold after 10 minutes.

    7. The Toyota Vigo is about 2 inches wider than all other p/u brands; 2" longer and 2" higher; not mny people realize this !

    Just go and have a test-drive and you will be sold !

  22. There have been a few topics on this posted before. No, they don't work, at least in a standard residential environment.

    Well; I beg to differ.

    A year or so ago; I was also intro'd to this phenomena and f course I alsodid not believe the claims. I did 2 things to get to the truth:

    1. I discussed this unit with an eletrotechnical expert; ex-Navy Captain, who opened-up the unit and had a look inside. From his nods I surmized he understood what he was looking at and then he explained to me that this circuit was designed to "take the dips & peaks" out of the power being circulated hrough the home.

    Would it safe a significant amount of power ? - His reply was "The proof isin the eating" !

    2. At the time, we had just finished building our second home, but we were not living in it yet. So; I noted down the meter's reading and did nt change the behaviour ofthe power-usage og this dwelling.[At this time,we had automatic lights-on/of system; fridge, freezer etc. running in the home; but nobody living in it].

    After a precise 4 week period, I plugged-in the Power-Saver unit (I paid 4,200.-) and continued monitoring.

    Conclussion: After this 2 x 1 month test, I simply compared the number of 'clicks' recorded on the meter and thus was able tom estabish a decrease in elecdtricityn used of almost 23%.
